and also first time seeing sunrise err.... i mean UEM land so desperado lah.

btw, the realty department is also detached from them liao. on their own. maybe that's why more desperado, no big brother to cover their overheads? kekeke.

As long as you are paying your quit rent and assessments, nobody will kacau you. Even in our grandad generation ppl has been staying above shoplots.

And in our generation, we have service apt, which is like an enlarged version of staying above shoplot.

For office staying, the question if rather on enforcement.

Summer suites is office suites, not 100% of the people are buying for own stay.

Lets say 50% of the ppl wants it as office, and the concept is office. Who are you to say that you can force through the management to run it like a service residence?

Say if management wants to enforce energy saving, cut down manpower / guards at night, block access after 10pm / make it a hassle to enter / gotta find the guard to register with only one/two guards in charge at night and they gotta ronda, who are you to bantah since this is an office?

Empire City, Empire Subang, these are SOHO in which everyone understands that the management will be set up as one to cater for ownstayers as well.

It's the buyer's mindset at the very initial stage rather than anything else.

If VOS is caught on fire at night, and tenants get killed. The insurance co will reject compensation?
If the fire was cause by non office activities will the insurance co compensate?

i thought the price already increase to 500k for 493 sqf high floors? anyway, pqf now is around RM1000 before discount 5%+2%

car park ( 10 th storeys ) should be completed before the chinese new year . I understand that this project comes without car park ! Big negative point unless you can rent with a resonable yearly fees.

saw the layout drws..... there is individual washroom though . ok a bit trade off here against the car park ...... but car park is more important .

Now latest project launching at Dangi wangi SOFO 400sf unit selling at 1400psf.....sounds like those buy Summer Suites will be very happy...smile.gif
