I have passed some agencies to handle my units and they are managing it on airbnb. Not bad return so far. Average 3k+ per month but doesn't include utilities.

3k+ for me. They took like 20%, can't remember like few hundred a month for management. Mine is studio with no bedroom.

Yeap, utilities and maintenance bear by me now. They just help me to optimise to hit high occupancy rate.

Dun forget by end of year one... probably all your furniture/ appliances been thrashed. You better insert clause operator is require to reinstate furniture to original condition. I assume you also need to bear cable tv subscription.

Yea, true. My take home was about 3k, sometimes 4k. Can easily offset the bills charges. I took netflix - 50 bucks a month.
