usually it's like this. developer can only sell bumi units to non-bumi units when they are not taken up after 6-12 months after launch.

so sunrise is hoping nobody reports the matter to DBKL/KPKT.

However, my source has told there are complaints by young professional bumiputras who wanted to buy the bumi lot but to no avail. worse thing, the people at sunrise arrogantly said the non-bumis are buying at non-discount price so i guess the bumis are more enlightened now about their rights.

If one or two reports they might not care. but if many reports they will have to look at the issue themselves. Don't play2 with the authority. they might still want to protect the interest of the people (or political goal).

But again I don't think this project will be halted. since the gov is buying sunrise anyway.

but that doesn't mean the non-bumi buying bumi lots can rest well.

I guess we still have to wait and see... it's all like that one.

Bumi lot on such premium project is bxllshxt. isn't it to help the poor?

Dont get me wrong, i respect all my bumi friends, it just doesn't make any sense any more.

I'm sure Sunrise will be able to weather the rain. Rain, not a storm.

Just because its 328k and its medium cost? Look at the psf man. That is suppose to help the poor, not helping the bumi's to get a piece of the premium project.

Be a man and act like a man, dont pretend to be a kid and want to be a man. Please dont defend something which is next to nonsense.

Sorry if i offended everyone. cheers

Hopefully sunrise can clarify the matters.

to be fair, the bumis also want to be as rich as the chinese. they also want to play the property game. not just chinese.

in fact, bumi buying bumi lots is not good for investment anyway. you can only sell to bumi.

so i dunno why u so angry. man man lor.

I thought for commercial property, it is not mandatory to provide bumi allocation.  However now Sunrise is becoming a GLC, things may be different now.  sad.gif

I thought so too.

I have bought 2 properties which did not have any bumi discount or bumi allocation - Casa Tiara (serviced apartment on commercial title) and First Subang Studio Suite (studio unit on commercial title), both in Subang Jaya. This led me to conclude that props on commercial title do not need to give bumi discount/allocation.

Maybe Sunrise just wants to keep some units to be released later at a higher price and is using the bumi allocation as an excuse for not selling now, knowing/speculating that there will not be many bumi buyers for this project. So, diam2 cakap itu bumi units to put off buyers and then 6-12 months down the road, off load this at higher price.

Just my guess only. Best to check actual status whether this commercial property need to allocate for bumis or not. If not, non-bumis can go whack the "bumi allocated" units.

I beg to differ. for any development, there must be bumi lots allocated.

baharin, if u are a bumi and didn't get bumi discount, I think you kena tipu smile.gif

btw, for leasehold titles, what a bumi investor can do is buy non-bumi lots. but still entitled for bumi discount. that's possible. dont ask me why.

for freehold, bumi-lots is a no problem.

Ya lah, maybe I kena tipu. vmad.gif Doesn't really matter any way because I have made good money from those investments. Rugi 5 % or 7% (no discount) tapi untung 60% (gross profit on sale of prop) is to me, still good with at least 53% overall profit. Couldn't ask for better.

This bumi discount/allocation I treat as a privilege - if got, good ..if not, also good - as long as the prop is a good one. No point buying lousy prop with the discount.. in the end rugi also. After all, it's just policy, not law.
