What is the implication if we cancel the unit now? I heard they are using injection pile. Not sure issit their injection pile machine is faster or not. That why they only required two machine. Not sure what type of foundation on site. Maybe is raft foundation. Then no need pile. Only certain location need pile due to the soil profile. I also bought a unit there, now everyone look like going to give up. Hope you all can find out more info and put it here. Thanks

I told miss Kogi comparing the progress at Parklane and evesuite ( Both By Bighouse ), I doubt they can claim from purchasers 2 nd payment . Told him my intention to cancel the unit instead she told me i will be forfeited the 10% down payment. Miss Kogi reiterated that i can call developer to ask for cancellation . I am now contemplating to terminate my unit or to bear further RISK on this project . It seems like this developer is trying to collect $$$ from the payment schedule just because they have some foundation materials laying around. They can collect 10% for foundation works. Normally architect need to certify that work has been done then developer can claim from bank, but if developer is in cahoots with the architect they quickly approve payments then lari with the $$$$. Purchasers of Eve really need to be diligent, remember that Bank Negara tighten housing loan rules this year and a lot of ppl cannot get loan. That can be part of the reason this developer is hitting a snag because of low no of buyers. |

Normally architect or structure engineer need to certify the work completed before they can collect money from bank. Bank will release base on the cert.

Must give pressure to the developer!! Head to their office and find out what's wrong with the slow progress!!
No credibility if this developer just collect $ by delaying the schedule &/or should they deliver a low quality of premises in future. Heard this developer has another semi-D/bungalow project in Seri Kembangan but not launched. Are they using our $ to finance their new project? |

Thanks If not mistaken raft foundation is for 1/2 storey houses and structures that are less heavy given your soil profile, a block of condo weighs hundreds/thousand tons it is impossible to sit on a piece of land without any piling. They are using hydraulic pile drivers, similar to the old pile drivers where a hammer hits on the pile constantly to drive it into ground, instead hydraulic pile drivers 'push' your pile into ground hence there is less sound pollution because of all the condos nearby. |

If not misttaken, klcc also done by big raft foundation. Anyway, just my guess only. I also hope they can progress and soon we can see the superstrucure is up.

Hi, everybody. I've called & spoken with Mr.Chong (developer) jz now. Based on wat he mentioned to me that they will start doing pile cap works within these 1-2 weeks time. So, we will be able to see some pile cap at the Studio Block soon (nxt to the future LRT station). Besides that, i oso asked him why the site progress seems slow. Then he explained to me politely that evry project does has its progress schedule. So far, the piling stage is still within the schedule which is targeted at April 2012 as per their project department. Ok. let's jz wait & see. I hope evrythg will be goin smooth and hand over to us on time. Gd luck to me & everybody.

pls check your SPA.
does it state billings upon COMMENCEMENT or COMPLETION for foundation works for the claim. for residential projects, it is definitely completion. for commercial projects, the developer may choose either or terminology. |

Can somebody suggest a date, Time and place to meet first prior to the developer's office . Prepare ourselves first . |
