I already booked Parklane.. many ppl said that it is a dense project.. ?? But what I think that this Parklane concept is more likely same as Setia Walk in Puchong.. Is not solely like service apartment, it is more like a township where 4000 units with 30 acres of land, sounds acceptable. Bare in mind that Setia Walk launched at ~rm300 per sf at a year ago. So, this Parklane for me still consider a good bargain.

Haha.....is it a good buy??? It is depend to you.....if you happy on the price and unit.....is a good buy. Otherwise better u say goodbye to them.

When u think is a good buy ...happy on 300psf price, other hand the developer lagi happy because their profit +++++ again.... dun believe ...let do a simple calculation...

Total unit service apartment = 4200 units (not included shoplots)

Average for psf = RM 300

Average size per unit = 950

So total sales = 4200 * 950 * 300 = 1.2billion

Let say the cost of construction to build 700 units = 100m, so total 4200 = 600m + land cost = 100m

So u will be see the developer rclxm9.gif 1.2b - 700m = 500m on pocket


Experience told me....wt so much of units....if the mgmt can't perform a good job on the control/maintenance, ur 300psf will become 250psf and ------ in the future.

Once again, is it a good buy ...is depend to you.....

Question is wt so high density .......300psf ... is it worth to buy? or

U purchase the unit because u feel that this unit worth to buy due to among the new launch is it cheaper and at same location?

If due to location, i suggest that better take SRI Jati I or II (bigger size), now selling at 240-260k. somemore no need to take risk to wait 4 project completed on 2014. There is a lot of uncertain thing will happen within 3 years

For me.....if the unit around 200psf, it is consider good buy. Otherwise, because one word "BBB" mode...the price shoot like sky rocket.

Haha....just my 2cent opinion. tongue.gif

last time went sales office..a person there tell me that first of march..which is today..phase 2 start for booking...got kinrara view...huhu...

anyway...i think service appartment would be my choice...hopefully there will be starbucks....coffee bean on the shops ....

just cancel my booking...think too high destiny so better save money for others.price still going up if anyone aim for investment should be not bad.

The map is not uptodate, the yellow line will go in between B.OUG Condo and Townhouse. It wouldn't cut in to OUG parklane area.
