I think what he meant was RA takes common facility and security issues seriously, not something serious happened laugh.gif

after one year, mght office washed hand jor…..rightfully.

but I think jh mght office still issue the quarterly maintenance fee invoice. BUt not sure for how long.

yes jh is individual title. Pros and Cons.

Individual title means you are not bound by the Strata Title Act. However, understand that owners of JH need to seek permissions from managment and the district office if they wish to make alterations externally to their homes that affect the facade of all the homes there.

So it seems that there is a contradiction to being individual titled yet governed by strata titled rules. Personally, I think although individually titled house owners should not be given the unlimited rights to alter their homes externally if they choose to stay in a G&G environment.

easy lah...just burnt your reno deposit, get local council to approve yr reno plan.....what can management do beside sue you in private capacity? who will foot the expensive legal fee?

they are NOT governed by Strata title Act rules. They just borrow the sample and try to monitor them. while many owners are happy to comply, but there will always be those lansi ones that ignore these rules.

you sure or not?

for many individual title I know, maintenance fee is based on type of home only.

SMD one rate
bungalow one rate

irrespective of land size, end lot or corner unit.

That is also the selling point of Jadehill maintenance is base on land size , imagine if today maintenance base on sqft it will costly to the owner. Agreed for those who are staying there dont mind paying high maintenance, but for long term is also is a cost for buyer.

I owned 4 fng properties before (one being JH) and all of them were based on type of home. standard and no variation.

but these were before 2015.

maybe JH changed its formulae to be fairer to buyers, but one of the fng housing estates still using the same method when I enquired recently.

Back to mid of last year when my family went over to JH sales gallery during the launching of a new phase, we did an enquirer to the salesman and we are told that the maintenance fee is still based on type of house and not land size. So they changed it this year?

Yes thanks for the clarification, you read my mind!

On the second note, just noticed the new access road at the side of JH is opened for use now. So we have another alternative access, from JH to Amerin Mall and The Mines rclxms.gif

Positive side, more convenient and the commercial park will be more accessible by bigger crowd.

Negative side, bigger crowd doesn't mean good to many of us, all we want is secluded zone. Also the road is.... typical balakong road condition whistling.gif (pass by some residential area mostly low cost, and factory area)

Confirm open for public already the new access?

Last month pass by and tried to enter but half way need u turn as it's still blocked.

Individual title, dont even need to pay maintenance. Over time more and more owners will drop out of paying.

Yes, it is confirmed opened. I went to check it out the night after someone posted here. They have even put up a signboard that writes new access road kini dibuka but it leads to a very kampung road I would say

I still prefer the industrial road that passes by 3V factory though. But that might be because I tried this access road at night time and there's no streetlight and also considering the road condition at the kampung area

Last Saturday, I drove from Balakong after attended a CNY Celebration by an established automobile company to Jade Hills using the the new road. It was not planned as waze guided my drive. I found the journey acceptable as it passed through some shops, apartments, housing estates, flats before joining the new connecting road from Jade Hills.

I spoke to the sales advisors in Jade Hills and was informed that there will be a second phase of the new connecting road by extending the new road leading to Balakong. The second phase may eventually avoid the housing estates, flats etc. If that is the case, it would be good for Jade Hills residents. I hope it will be completed when I eventually move to Jade Hills in a year time.

Upcoming EKVE and SUKE will benefit this area.
