Dear All Taman Putra Impiana Phase 3 Owner,

I just received the letter for delivery of vacant possession which requested owner to take the key at site office on this weekend with condition owner had settle the balance of outstanding. Developer also requested owner bring the document as below during owner take the key:

1. Payment for settlement of the amount as per statement attached
2. IC
3. Confirmations from your end-financier that have released the full loan sum to us including the final 5% stake holder's monids that must be deposited with the solicitor below:

But I didnt receive the document for item no. 1 & 3 as developer stated. How about other owner? Will you all go to site office to take the key at this weekend?

Only now Phase 3, when is going to Phase 5? Sigh.....

Hi Kelvin!

I have collected the key last sunday and paid late interest fee around 3++.++.

Some of the owners did not received the full documents.PLEASE CLARIFY.

Hi... I also collected the key & CF by last week Saturday but the CF is stated "sementara". Why?

The condition for the house is very bad
1. floor very dirty
2. have big gap between tiles especially washroom
3. installation piping with big hole at wall
4. tile crack
5. having burn mark at master room

How about ur house?
Any idea for the late delivery compensation?
Why financiar paid the balance of 5% to M/S Jal & Lim?

anyone from phase 5 has sign the so called 2nd s&p??
according to a project guy at the sales office (Tony & others went for company trip, so the project guy has to be there), the so called 2nd s&p actually is the same as the one that we signed early on. the reason to sign this s&p is due to the land/state office wants the original copy of the s&p....

Same goes to us... Developer asked us to sign another 4th SnP with deed of revocation (not 5th SnP), mention by them is the same SnP that we signed earlier. Until now I also haven get the copy of doc from bank as the bank' lawyer said still waiting for developer land office to proceed something...omg so scary hopefully no problem with the phase 5. My bank is from Ambank...anyone take Ambank??
And what I can see and with my past experienced, I can see phase 5 definitely late of delivery...CONFIRM definitely in 2013. But since our SnP written delivery is 24mths upon signed SnP so if they delivery within 24mths, can we still claim our compensation??

How about those in Phase 3 owner?? Do they give any compensation since they delivered 1.5yrs?? Meanwhile, congrats on Phase 3 owner who collected the key... how is the condition of the hse??

I didn't sign extra document for phase 5. they didn't call me also.

Difinitely will be late so prepare for LAD claim. Hopefully they will finish the house if they have intention to run away.

What are they up to?

At least something to cheer up for those who don't know, Tasik Prima which is opposite our Taman will have 6 storey shopping complex & Hilton Hotel +Waterfront Theme Park + many new shops aka Boulevard Puchong styles.

I'm one of the buyer for phase 5 as well n the bank i took is Ambank. so far everything is ok. now i started to serve the interest.

I visited the site recently, so far got tiny progress after the piling works done n they r doing the drains. i saw another group of workers r aggressively build the show house for phase 6 (next to phase 5) the progress is extremely fast (the house frame almost there). if they build our phase 5's pace like that then good la.... smile.gif

beside that, the tesco is coming in there as well. near the carrefour. now already start the development.

my loan is from Ambank as well.. so far still didn't get any letter from bank that to release the 2nd payment...

Agent will put the price around RM500k. But a bit hard to sell since the unit not yet ready.

Most Sub sale customer will want to see an actual house. Good luck!

What i heard is that the developer use the money from phase 5 to start another project..
and their phase 6 sales is not good... so far i heard only less than 5units..
