Hi,

Anyone staying here? how's the environment and condition of the condo?
is it well maintain? I know it completed in 2006 it almost 10 years for now since then..

appreciate if can provide feedback and comment

I am staying there for almost 2 years. Well maintaining condo with beautiful landscape and very good management team.

Depends on where you are heading and what time.

LDP is traffic at peak hours.
Easy access to penchala link, NKVE, MRR2, LDP.
Strategic location.

Kota Damansara, Damansara Damai and Sri Damansara are all in strategic location, therefore it becomes a good location to build many residentials thus leading to bad jam during peak hours. rolleyes.gif

The swimming pool is NOT 1/2 built. Its complete.
Far behind swimming pool, beyond the wading pool, beyond the multi fountain is supposed to be cascading water feature which is not completed.
It does not have direct connection with swimming pool.

No, all the current 3 blocks are occupied.
I think when people mentioned "abandoned", what they meant was the concrete foundations.
There were supposed to be 2 - 3 more blocks here, and the concrete foundations are already built, however the developer MK Land did not continue to build.
So, now we have a massive compound with unbelievable number of open parking bays for the 3 existing blocks.

I just checked with the management office a couple of weeks back.
Currently, we do not have the strata title yet, due to the unfinished blocks (please refrain from using the term "abandoned" though......as it's technically not really abandoned, just deferred construction).
But according to the management office, Selangor has just recently ratified a new act, which would allow us to apply our strata title for the completed blocks first (although I am not really sure how that works).

I've been staying here for the past one and a half years.
Excellent maintenance of common facilities, very strict security (bad for visitors but good for residents) and we have a very active residents group.
Everyday driving in and out of the condo, I feel like I'm in some vacation resort, especially when walking past the swimming pool area.
Most residents/tenants are good paymasters and there is a healthy surplus of cash from the maintenance fees collected, which goes back to maintaining the good upkeep of the condo.
In fact, starting June till October of this year, the entire condo (all 3 blocks) are getting a new coat of paint on all interior common areas.

The only downside would be the traffic, as many have already mentioned.
But, then again, you'd expect bad traffic in all the good areas, wouldn't you?
Actually, the only really bad times are between new year (1st January) to Chinese New Year, of every year. Nobody knows why, but January and February are always the worst. Then, after Chinese New Year, the traffic somehow becomes OK again.

Speaking from an owner and resident point of view, I have to say that this condo is really a hidden gem in Klang Valley, and is, even now, severely undervalued.

Based on the Public Inspection Reports currently on display to the public at certain areas conducted by MRT Corp, one of those reports (i.e. Roadworks Drawings plan) showed that there will be a New Proposed Road around the Damansara Damai MRT Station. The bad news is that this New Proposed Road is just to cater for vehicles coming in from Jalan Kuala Selangor to Jalan PJU 10 / 10 G, Saujana Damansara. It is a one-way traffic road and hence, those vehicles will have to also exit via the current / existing only road (i.e. Jalan PJU 10 /1, Damansara Damai). It will further aggravate traffic congestion in Damansara Damai.

This is a good chance for everyone (including Residents Association) at Armanee Condo, Damansara Damai, Sutera Damansara, Saujana Damansara, etcs to make noises / lobby to MRT Corp for two-way traffic for the New Proposed Road and / or additional exit slip road to Jalan Kuala Selangor / Sg Buloh Toll Booth

An alternative /additional two-way traffic road would help to perk up the price...
