Yeap. I agree. Just down to individuals. It would be far if considering people working in Shah Alam or Klang. I have high hopes for Setia Alam & Bukit Raja township. Although it might not be as upmarket as some other places in Klang Valley, I believe that cluster has got potential. Lets hope that the commercial area of SA and BBR booms. It'll be quite a nice place to live in time to come, if not now... Price wise, I wouldnt call it a bargain. I can still remember 2 years back when I should have commited myself in buying a house. Now can just curse tongue.gif

Yep, I missed out a few opportunities as well.
Should have bought during 2009, but waited n waited.
If see a good deal, then should take it.
BBR is not cheap, but looking at the master plan, house design and
current market condition. It's pretty ok.
Have to wait a few years to grow as I understand that there
is taipan in BBR. Next launch is 3 storey link house about rm700k++.
BBR is also near to setia alam.

the issue of a home far or near is a useless one for discussion.
because it is all about where you frequent and what you and yr family members do everyday.
if someone tells me he live in klcc, i'll say it's dem far and troublesome, won't visit him forever. tongue.gif

True, but looking at market condition and rising
building material, it's going to be difficult. Perhaps,
got to wait for economic downturn or over supply
issue. There's other options as well, where
prices are cheaper and less demand area.
Definitely, it's a crazy market. Very few developer
are building double storey.

house prices in some areas may not rise much in the coming years, but most unlikely they will drop. even less unlikely devs will price same houses in the same place at lower prices - they will just stop building. maybe we'll see tiny houses like 16x60 tongue.gif , highrise pigeonholes that might appear to be cheap.

we all would like to see prices come down or stabilise, but that's almost like hoping petrol prices and fish prices will come down. tough times ahead...

if you mean investment as a home, need not worry too much as in the long run, freehold houses should do fine.
most impt thing is you enjoy living in that house in that area - these benefits are not countable in numbers.
if you mean investment to sell in 2 yrs time, i'm less optimistic.
if it goes up by 10%, you still lose given all the int, mot, misc exp, not incl the time and anxiety...
for all new pure house inv, not so easy anymore, the risks are much higher now.
then again, who knows if everything will rise by 40-50% in 2 yrs time incl petrol, rice, letrik, etc.?
but not the gaji!!!

Added on February 25, 2011, 12:04 amBBR is pretty far for me, but looking at
Avani design, location and price, I would
think it's good buy. Within 5 yrs, it will be developed.
The spill over effect from setia alam is good
for BBR and also, taipan BBR to open. ( if no eco.
crisis or property bust). Since there are many residential area in BBR n
Setia alam, more shoplots and entertainment outlet will have to be
developed...next launch is 2 and half storey ( crazy rm700k ++)

Added on February 28, 2011, 8:01 pmI heard got some units has been released
due to loan rejection, but taken up by sd staff.
So hot??

They are selling the Paloma side 2.5 sty first, 54 units, looking at end of March.
Then only launch Fuego side ... yes you've guessed it : with price increase.
Shoplots beside Avani will be May
