Guys, I have received three things from Sandersons this week:

1. Utility bill, we need to pay around RM400+ to Syabas and Tenaga to connect them.

2. Parking bays, we are offered to purchase extra parking bays for RM18K (for one) or RM30K (for two)

3. We need to pay stamp duty of RM4500 to them. They called me, and they say that it's very urgent, I need to pay it within these two days.

Item 1 I will definitely pay. Item 2 will consider. But Item 3 I am disputing. I thought this is NOT in the agreement? I thought NO PAYMENT until key deliver? I have called one other buyer and she said she has never receive such call.

Anyone care to share?

You need to clarify what stamp duty you need to pay? As I know, stamp duty for S&P is free for early bird purchasers. I don't receive anything regarding stamp duty.

So far I didnt receive anything from them. Item 1 will pay, Item 2 will not consider and for Item 3, I think depend on individual agreement. May I know when you book your unit?

Looking at the amount which is considered quite substantial, I reckon it could be stamp duty for S&P or loan agreement. You may have bought the property at later date which was not entitled for free stamp duty from developer.

EDIT: oh yeah forgot to update, I bought type C during their promotion period (October 2010 I think) when I do not pay anything (aside from the initial booking fee) and nothing else until finish construction.

You may have owed them a stamp duty for loan agreement. However, I'm curious why the lawyer don't ask you
to settle the stamp duty and other miscellanous during the S&P signing. Futhermore, you could drag so long only
they chase after you today hmm.gif

I called the %@*#&@ lawyer. She said that I am the outstanding one of the more than 200 buyers who still have not settled the stamp duty. To give her the benefits of doubts I will go back and check my side of the agreement, and she will also check on her side. But I am very sure I made the payment to the lawyer many moons ago. BTW the lawyer firm (Dell and Fina or something, can't remember) is a very kelam-kabut punya company, so I won't be surprised if they got my case mixed up. AGAIN.

I'm with MKP and so far so good. I believe you should have retained a receipt of stamp duty. Just produce the receipt
and you would not be paying extra. smile.gif

Received a letter about 3rd payment. The progression look very much ahead of schedule. Meanwhile, should we photocopy whole S&P agreement for applying water & electricity? The book is quite thick and the developer should provide to the authority instead of asking the purchaser to do so
