Any comment on this project?

If I am not mistaken, developer does the slope monitoring and drains maintenance for the first 3 to 5 years. After that mppj takes over the responsibilities of the slope maintenance. Basically owner just need to do prayer before going to bed.

expect enormous maintenance spent on the stabilizing the hill after VP apart from normal management fees. a walk to the hill few days ago was welcomed by hundreds of mosquitoes !! dont expect to leave your door open for natural winds, it will never happened at hill area.

Normally JMB will engage structural engineer to do inspection once every year or two i think.

massive maintenance gonna spent on taking care of the slope apart from rusting steel beams and steel column supporting the houses above... shocking.gif

maybe its house foundation brows.gif borrow concept from rumah panjang.

imagine thousand tonnes of steel to be properly maintained apart from slopes stability, drainage blockage...
After 5 years time this place will turned into miserable residence unless they are fully occupied and carry out very very good maintenance...

Those I beam support looks scary. Steel not like RC needs periodic maintenance. it gets rusty and deteriorates over time.

Not too shabby! Would be a nice place to live if it ever sees daylight of completion.

You mean this right?

[attachmentid=8846094]

But my friend's unit is further in, so it doesn't sit on rusty stilts. But still scary no doubt!

I visited the site last week and it seems the construction is picking up again. Maybe Its been too long time since my last visit. at least now got some activities going on rather than an abandoned site last time.

this place requires MASSIVE maintenance. Not only your unit is sitting on stilts, the access roads as well. and now that the road is done they are all covered up, i wonder how or will they even do periodic checking and maintenance.
