I used to stay around the area for quite a while but not as long as you. While I agree it is overpriced, I think UOA needs to justify this with the quality. As to access, I'm just wondering which area is not narrow today with over development in every corner of KL. Pardon my ignorance if there is any.

Jsut to share my 2 cents.

I have stayed here almost 15 yrs..i guess there most be some compelling reasons why we buy SG, 288 or 228.

Be it love for this area or whatever the reasons might be, correct me if I am wrong, most purchasers are staying or have stayed or studied in Setapak.

You have to admit nobody put a gun at your head and buy any one of them. Surely, each and every one of you must have seen some value.

If not, you would have bought other place.

most herd booking of SG, 222, 288 happens before BNM announcement. Now just wondering how many will fallout on SG the minute the S&P is ready. biggrin.gif

Cannot simply lup until we are convince that the price by UOA is justified with the quality of the product they are peddling.

Why in the property fair got good stuff to gasak meh?

I have some enquiries:

With some recent development of various phases of condos in setapak area, which suppose to be rented to students mostly, constitute of about 5000 to 10000 units. let's say each unit can occupy 8 students and get 1600 as rental, that would need at least 40k students. but ktar and utar only got < 30k students. what would happen to the remaining condos? i c very little real working people in some condos, only about 20%.

with so many phases, what can the owner do to rent it out?

in this area, the hot condo like alpha, metroview, tar vila, PVs melati, PVs lake, prima setapak areas.. actually how many units are already there?

I want to know whether it is worth to invest in these areas for rental..

Anyone holding a unit can tell?

we can't rely count the current ktar/utar students. How about those graduated and still stay at Setapak? How many of them, able to count number??

222/288/Setapak green is higher range, student afford/willing to pay higher rental?? i bought for own stay, but how many investors for 222/288/Setapak green?

pls exclude diamond regency, diamond residences, 288, 222, SG & PS2

these units do not have KTAR,UTAR students in here

even if have also extreme minimal

Reason

1) Far away
2) Transport not so convenient for them
3) Expensive

even PV8 oso lesser compare to the rest PVs.

actually alot of the tenant comes from ex tarcian, alot of them remain staying at setapak after out from school and started working.

Edit:

Once they have the financial power, they will start buying their own house, and due to their familiarity with this area (setapak) they create demand for properties in this area. Every year students graduated, more and more of them remain in Setapak. Therefore, the rental market is still there, demand for new property also there. So, i see good worth for SG/222/288. Because this area will only get merrier and merrier.
