I am not sure why ED stuff is discussed here but I guess it is related to the same developer.

As to the VP of ED in particular Soho 2, I find it to be a very sloppy way to do the handover. Technically, they can say that the unit is ready but the surrounding environment have not met the safety and health aspect as far as one can see from the visit there. That is to say, the unit is ready, but it is not safe to even get there. Debris can be found over the place and construction is still ongoing in a some ways. For the architect to sign off the VP stage, I think there he has some explanation to do.

To Empire, the developer, this would present an opportunity to avoid the late delivery penalty as it is about 36 months from date of SPA.

Another observation, is that the units though fully furnished are not furnished yet. Buyers need to coordinate with multiple parties such as TV and Minibar (with an electrical shop), Air con with someone else after VP and god knows whom for the curtains etc etc........

I know many buyers are not too happy over this matter.

Both sunway tan & tan after sales service is " top notch" but tan & tan has the " elegant touch" in short ada class

But having said that, the pariah category is better than the " no category " ones like Mayland, only god knows when ur unit can vp brows.gif

i already checked with the Lawyer... saying VP based on the "unit" we purchase. by law VP is not related to the main entrace (i wonder how the Architect can stamp and sign off as completed). debris everywhere, Huge steel still can see inside the main entrance which is not cover at all.

for me also same thoughts.. they rushing for the 36 months penalty. but i go argue with this, they just smile, and in S&P stated they have the right to issue the VP. question back to the Architect, how they sign off with such kind of condition in the common areas.

as latest information, SOHO 1 purchaser might get the reimbursement due to the late delivery . as Master approval plan. the unit must completed on 22nd Feb 2013 (send out VP with approve from Architect)


yesterday, site survey, all mattress and sofa already moving in for SOHO 2. brand: GOOD NITE. light green colour for sofa. TV and Fridge need to collect after the settle all the payment by voucher (ESH electrical shop), hearding is the LCD 32inch sharp tv.

note: mattress come with the Bed frame, quality not bad (black color)

Architect got balls mah!!! But then again the first VP inspection is 25 Feb, more than a month from their letter dated 20 Jan. Really con buyers of more than a month out of 6 months defect liability.

is it really that easy to rent your unit out as there are super many studios units at this area already........ actually i m thinking to get one small unit here for investment but somehow not confident whether can rent out within a short time or not.....

I could not agree more with DT about this developer sad.gif Come on Empire, be more responsible to your buyersl!!!

Anyone has any reply from Architect about how they approved the VP with safety and health issues compromised? smile.gif

But the today photo with paint[cool.gif on it already. last week this huge steel still without any paint on it. you can check on the previous thread. i think they working on it now.

They are speeding it up at the expense of 1 month defect liability period. Buyers rugi lar........ Need to pay maintenance some more!!

I think it is 6 months defect liability. But from the letter of VP to the first inspection date is more than one month apart. So effectively after the inspection the purchaser is left less than 5 months of defect liability.
