Please do correct me if I am wrong here.

I always send my car for service at the vw service center near EC. There is only one way in and out if as far as i am concern. This mix development is hell of a huge masterplan. Traffic is already horrible during peak hours along both sides of LDP. I am pretty sure it will affect the traffic like how puchong LDP is like? Trust me. You won't like the access road. U got to go thru a 2 lanes tunnel which appears to be a u-turn for ppl who exit mutiara damansara to the other side of the LDP. As a damansara fan boy myself, I really love the whole idea of this project. EVERYTHING SEEMS SO PERFECT.

But will the traffic congestion backfires? Not kidding wey.. any underpass or so? LDP is seriously the most happening highway. All the way from puchong to kepong. I lost count on the malls they have along this highway. Can enter World Record for the most happening highway ady.

LDP is a nightmare during peak hours.
and remember that the plan is for DASH to connect to the LDP from SA.
I seriously do not know how the road around here is going to cope with this mega mall and towers popping up here. and i believe the kg sg penchala road cannot be widened further as well. the tiny two lane road under the tunnel is in a terrible state as well.

Was overheard the mall has been "postpone" again till before CNY next year.......sad.gif

Just see the physical appearance from outside and you can easily judge.

Once outside looks ready, expect 6 months from then. And the outer facade looks far from being ready.

Expect there to be constant "delays" further.

But developer will tell you its because market soft now and many tenants are "asking to move in later" brows.gif

Asked SA regarding the building approval date but was told to write in black n white to request for the date.
Doesn't this sound weird? Can't they just inform the buyer directly since already in their office?

Today i have received the VP letter from developer. But CCC not yet issue by MBPJ.... they also did not mention about the LAD...

Unfortunately. 6% gst on last progressive payment in VP born on buyer and advanced 3 months service and sinking fund also inclusive gst (rm0.40/sf Plus 10% sinking plus 6% gst) electric deposit rm700 and water deposit rm400 and 3 month service fee deposit.
Late interest charges born by buyer due to bank delay released also up to almost rm1k.
Total almost rm4000 in order to get vacant possession.

Hope not terrible surprise like VP of studio empire without fitting and lock set.

few questions here:

1.) why do we need to pay 6% gst for last progressive payment, Stage 12
2.) bank loan release got delayed in 2011, why interest is borne by buyer now?
3.) can they issue VP before CCC is issued?

any lawyer or sifu can clarify these??
