Unfortunately. 6% gst on last progressive payment in VP born on buyer and advanced 3 months service and sinking fund also inclusive gst (rm0.40/sf Plus 10% sinking plus 6% gst) electric deposit rm700 and water deposit rm400 and 3 month service fee deposit.
Late interest charges born by buyer due to bank delay released also up to almost rm1k.
Total almost rm4000 in order to get vacant possession.

Hope not terrible surprise like VP of studio empire without fitting and lock set.

Based on previous record we cannot have high expectations on VP performance of the developer then would be very disappointed.

1. They charge 6% gst after 1/4/2015 due to commercial property on under housing board act. Any accountant please verify.

2. Is norm. Delay on bank release payment to developer is born by purchaser.

3. Is norm for developer issued VP as soon as possible upon verification and certified by developer architect in order on time delivery VP and avoid of late pernalty claim by buyer.
This is not permittion for occupied the premises until issuing if ccc by town council authority.

The great things are the developer doing very well on leasing and tenancy management on city mall untill got reward on empire subang. Cheer!

Got me by surprised. Paris hilton was having century concert here during heavy construction was in progress about six months . Amazing!

Comparatively . The lowest entry in empire city is halo Sunday studio in range from rm250k to rm290k . If advisable holding it due to easier renting out at about rm1500 to rm1800/ month depending on floor and renovation input. This studio will be occupied very soon immediately opening of mall and for long term have better appreciate value and see u all at rm1kpsf. Cheer!

It was launching prices in 4years ago for 452sf. And asking now above rm350k.

Yes. The buyer or borrower is liable for the default or late progress payment by developer under dibs scheme.

Frankly. All purchasers had bad experience with them in previous projects. Untill we do our self cleaning and rectifications at our own cost and show to potential tenant or buyer then tenanted or sold with good return or appreciated gain. I am sorry for too linear to developer as winning situations and move forward and ahead.
We do not want fall fall all together. And individually we are very small stakeholders. I know I may offense to many but let out early or sold in high instead on stall at legal proceedings. Do all our best at our own cost.
Very important is we need cf and conducive environmental for living as solely responsible from developer. Wish they speed our for grand opening of empire city. Every one win win. Cheer!

After vped .owner do not have right to enter unit freely or some cannot get key also.
Surprisingly how Paris Hilton concert on without VP or cf. Fortunately not un expected accident without proper claims.
