yeah IOI can only build luxury in phase 2 (if they can attract la). I also wanna see what magic Malton can work in attracting tenants n tourists to a place like BJ..

Just cos Pavi BB is a success, doesn't mean other projects will succeed as well... U see their Pavi MK condo the design n faci so so only, can't even compare MK28 let alone MK11, Seni or MK10..

Look at IOI CEO type, look at the quality of the properties he build, IOI City Mall has limitations for sure
The character of the CEO will determine the quality of his product, hard to change

Stronger catchment and less competition from malls nearby. PBJ would be competing with Paradigm OUG(which would fare badly) and regional malls like Sunway Pyramid n MV for the same catchment of BJ, Puchong, OKR, Seri Kembangan, Serdang, Balakong.. IOI city will be the only regional mall for KL south covering Kajang, Semenyih, Nilai, Sepang, Cyber, putrajaya, Serdang, Seri Kembangan, Balakong (overlap)..

I think the mall would do well if they attract mostly upscale brands rather than luxury brands and if they split it into 2 phases..

Nevertheless, I'm of the opinion that BJ is the next big thing and will be a notch less than MK (although it won't raise as many eyebrows) biggrin.gif

MK will always have the expat catchment due to the international schools. I hope BJ will eventually have a more Bangsar style vibe with hip eateries and drinking establishments. But that's just my wish lar, not sure will happen or not. At worst becoming like Damansara Perdana also not too bad.

Kidex seems to help alot in getting the PJ traffic to BJ. Kidex, PV BJ can really turn this area into a top destination. Everywhere is near for BJ, Putrajaya/Cyber is close due to Mex, so is KL City. The only problem is the Damansara/PJ connectivity. Kidex will definitely help alot.

BJ got so many new condos coming up.. easily 5-6k when all the proposals are finalized..

PBJ is beside Lebuhraya BJ n MEX highway n quite near Kesas highway also. BJ got LRT also but if everyone wanna drive than die lor.

PTLM understands that an international architecture practice who designs malls for the largest mall operators in the world has been engaged as the lead designers for the upcoming Pavilion Bukit Jalil Regional Mall, which will be built as part of the 60-acre Bukit Jalil City integrated mixed development. The destination shopping mecca is expected to be almost 3 times the size of Pavilion Kuala Lumpur and will distinguished itself from other malls in the region. According to OSC check, Pavilion Bukit Jalil Regional Mall is expected to be 10-storey high, including 5 levels of podium carpark and facilities amongst others.

According to a source: "We believe the mall will be managed by 'Team A' of Pavilion Retail. That simply tells us the focus given by top management about how much success they want to do here."

PTLM recently shared in advance about the prospects of investing in Bukit Jalil and the Bukit Jalil City masterplan. These sharing sessions were well received by attendees.
