QUOTE(yjtan15 @ Jun 27 2014, 05:45 PM) Targetting RM1100-1200psf upon VP in 2017-2018. Doable? Hmmm. Mont Kiara/Bangsar prices by 2018? Probably not that quick. Maybe after mall completes and mall is proven to be very successful. However the area is already proven to be premium, so should be very possible. With LRT + upscale mall, the sky is the limit for Bukit Jalil.

Does anyone has any opinion if a Hybrid Mall like AURORA PLACE is going to be a success in Bukit Jalil ? taking an example of IOI Boulevard and Setiawalk with the similar concept.....
Does Ho Hup has any experience in managing a mall ?
Especially after 'Pavillion 2' has completed, all the concentration will be on the bigger mall, unless AURORA has some special attraction.

[ [COLOR=blue]boss hard to say, nobody has crystal ball in hand... in life you can only teka teka a bit nia Does Ho Hup has any experience in managing a mall ? [ [COLOR=blue] of coz no, not many developer got experience managing a mall... Especially after 'Pavillion 2' has completed, all the concentration will be on the bigger mall, unless AURORA has some special attraction. [ [COLOR=blue] Many of my friends asked me this question b4, what i can say is if you are investor and with that kind of pricing HH was selling 2 years back, you will go up the 10m platform and dive down without looking at the pool is full or empty. And let me ask you a question, if there is no so called Pavillion 2, are you still interested in buying Aurora place? Aurora place will be completed by Nov 2016 but i bet Pavillion 2 may only commence construction in 2016. So there is a gap of 3 years apart.. so good or not i also don't know woh..

Yep I do agreed with you. The doubt came about when I was at IOI Boulevard which is having a very similar design concept and size, but there is hardly any cloud when I walk into the mall and lots of empty units.... It could be a compliment to Aurora in term of getting the cloud into the area when there is a 'Pavillion 2' around, or it could also be an negative impact in term of having a choice of a much bigger mall next door for shopping, i think it purely depends on the concept of Aurora is going to have (or it depends of its Feng Shui). But having said that, I don't think HoHup is the one who control the concept/tenancy since most of the units are individually owned except for lower ground floor. ......btw, the more successful Hybrid Mall that i have seen is Sunway Giza.

Hard to say. Good thing abt this aurora is it has 3 blocks of office towers on top of it. Also has access road n exposure from bj highway n existing road.

Aurora Place = community mall (like Paradigm Mall, Tropicana City Mall etc.) to cater for the residents nearby, Pav 2 = Regional mall to cater for Southern KL population. They better hire retail expert to manage it.

Aurora Place and Pav 2 shouldn't fail with its kind of strategic location.
