Bukit jalil is really becoming a premium address. Same psf asking prices as Mont K, Bangsar, Damansara etc already! 850-1000 psf is really reserved only for the upper middle to upper class.

The exiating office mkt is doing quite well in bj, shouldnt be a problem.

if you build a mega shopping mall tht has the potential to be big, offices set up nearby shouldnt b a problem to be snapped up..
shopping complex, shophouse, offices, residences, park and even school, nice place to live in..

Paradigm at OUG is speculated to have air cond bridge to LRT station.

I wonder whether Pavillion will build one too. About 1km plus distance.

I like this project bcoz of the big park. None of the intergrated dev in kv has this feature (except klcc)

What so keng to have aircon bridge. But quite far le and crossing kesas highway .... another bangsar south kind of bridge to lrt

Air con bridge should be good for the mall, but yes it is quite a distance and over kesas as well. The Pavi one to lrt I think not possible since it's too far away. Even a covered elevated walkway would be good enough. Or shuttle busses.

Do you think Pavi-Paradigm will be like 1Utama / Curve? Hope both malls can prosper even though side by side. So Bukit Jalil will be like Damansara Pendana?

the distance from Aurora to Lrt station is twice the distance from oug Paradigm to lrt station based on straight line without going thru houses. question is will kesas allow paradigm to build a overhead bridge?

I think all will survive, more malls can make it ong ma... anyway rumours only - jusco is going to puncak jalil. so will have many many mall within this area...

Thats why buyers of Z are smiling to the bank already. Hopefully ill be smiling also when KR2 VP in 2016. Bought at 440psf. sweat.gif

Bukit Jalil is right now already command more premium than Damansara Perdana.

I also foresee Bukit Jalil to be another BU-Mutiara Damansara with consistent rental demand and attracting own-stayers at the same time. They just have to make the malls attractive to shoppers (billion dollar task haha).

This P2 is quite an unique development with big park, big mall, shops, chinese school (LAI MENG) nearby, LRT stations, and golf club nearby.

P2 has the ingredients for success (population catchment, location, frontage, affluent demographics nearby, undersupply of lifestyle megamall in Southern KV).

Now is just the execution (ingress and egress to the mall), tenancy mix, layout of the mall i.e. car parks).

Hope that Pavillion group dont fail this prime piece of land. hahahahahah

I think chance of Pavi failing is very very slim. Since they are not selling individual shoplets, they are just leasing them out. This means the Pavi management can pick and choose the tenants.

I'm already vested in Bukit Jalil with an own stay condo at Savanna so I'll be really happy when all these projects are completed. Cannot believe I bought at 320 psf in 2010 and it's 600psf now.

Once malls and lrt extension completed I think 700-800 psf should be the norm in BJ with Aurora (Ho Hup) and Malton projects with slight premium of 900-1100 due to location immediately above the mall.

Link 2 hybrid mall should also boost prop prices in the area if done well. Hope it turns out like Publika! I think Bukit Jalil is actually better than Mont K due to the fact that there is actually LRT access in BJ. Also distance wise to KL, BJ and Mont K are both very close. Could argue that BJ connectivity is better.

If Pavi2 offices are also running at full capacity BJ would really be an integrated township where you can study, work, shop etc.

320psf in 2010, 440psf in 2013 and 550psf now. But dont forget, areas like MK and KLCC are the hardest hit during a downturn. Prices in MK have been dropping/stagnating since 2012 already.

Those investing in BJ this year onwards at higher prices are more exposed to a possible market correction. I still think we're gonna see a correction in 2016. The bull run has to stop sometime.
