Facade colour like Zest.. I guess thats the company's theme and direction for their product...
Density is high, not only on its own but surrounding as well.. No doubt for those who are tight on budget, this might be one of the most affordable new launch around the area.. ** IMHO, 300psft is just estimation.. my "wind" told its about 320psft.. From the passed record, developers used to surprise the market with launching price tag which usually higher than predicted or initial stated prices... So just keep everyone prepared.. Density is the main issue, hence Trinity got to
think about providing solutions to this. If they can do that, definitely attract more buyers. Just like what they did with zest on the ramp to create accessability. I believe good buy especially for those youngsters. Better than km bukit jalil. |

Nprmally the RM300 is to lure you guys to register for the units. Once they launched then it will be higher than they claimed. Anyway if RM300/sqft then should be a good buy.

The high density - 4 blocks 113x units!
I have surveyed the location... A tamil primary school Between the kiara residence and z residence. Nearby flat areas, right behind the bukit oug condo (this area has been reported with numerous of auctioned units), close to industrial zone. I don't like the environment... Although the price is considered cheap rm300psf |

When I asked the sa, they always say below 300psf... Let's hope max 300psf and even better if got early bird discount... If more than 300psf, need to think really hard...

It depends how they work out the access point, if shared, Cham la.
Affordable pricing with density, then it's ok. Otherwise, try hard selling. TT should be launching block by block. Maybe 300k,320k, 340k & 360k. See how's the response. Who will buy if 350k, 370k, 390k and 410k. If starting 300k, a good buy. |

Been talk to a few SA and below is what they usually will say: Q: How much? A: around RM3oo psf Q: When to pre-lanch? How to sell? A: End April, will sell phase (block) by phase but will build together. Q: Looks very high dens? A: No la, you know where is Mont Kiara? One way in out only. Q:A bit high price woh? Cos high dens and with other condo around? A:We at very low price with all glass and design, you check Treez at rm500 psf and Kiara Residance at RM350 psf Q: Any shop lots like "Zest"? A: Nope, only for residence. Q: Any discount for "Zest" owner? A: Er... maybe give you early bird discount Q: What is "ZR" selling point? A: Modern and life style glass design not like "others" New route will build for ZR to ease traffic, like the Ramp promise at "Zest" Walking distance to LRT, but not too near cos noisy. TT is a quality and cost conscious developer.
They do listen to customer and will built to provide value to their buyers. I missed out on zest as I noticed they deliver value and whatever they promised. If 300k, good buy. Just have to think about density, but then u can't get this affordable price anymore. |
