The show units were sold about 200k more of the standard ones, wear and tear included. i think thats overpriced. surely can get cheaper stuff.

Yeah I think 100k (or little bit more) is enough if you want to get something similar to the showhouse. Mind you, my estimate does not include all those little things they put e.g. vases, picture frames, etc. which you probably want to get your own or already have. 200k for second hand furniture would not be something I'd choose too (come on, even I've sat on that sofa smile.gif ).

How much would that be? The info from the sales agent is the showunit is RM641,000.

Standard unit for 22x70 is 453k. It's way over-priced but it came down from 711k when I asked for it in Nov.

Owh i forgot to mention the unit size. Its the showunit house No.20 for the 20' x 70' unit (im not sure about the unit number and size might be 22x70 or 20x70). Land area 1539sf, Build up 1979sf. This showroom unit's price was around RM450,000 + another RM100,000 renovation if im not mistaken.

Yeah, where/when did you get this info? The e-mail from Naza TTDI on Nov 29 was as per below:

Been to Spira yesterday. No progress in guard house but all iron poles for anti-climb fencing is ready. Just need to put steel mesh up on those iron poles. I guess everything will be ready when our loan released to Ttdi in this month.

Viola News:

I've just got letter asking for 10% progress payment as they said the foundation already completed, to be paid within 30 days. Since my loan already essentially approved but pending the $#&*%@ S&P from Naza TTDI to be stamped before the loan agreement can be signed, it was nice of them to remind me in the letter that there will be a 10% per annum late payment interest and that the buyer will be deemed responsible if the loan has yet to be approved or released to the developer.... vmad.gif hmm.gif rolleyes.gif doh.gif sweat.gif

yea a bit one sided really, this agreement. it's not that we dont want to pay. give them a piece of their mind, will ya?

Bank cock up is one thing. They always seem to cock up anyway. For mine, Naza is the one delaying my loan agreement by not giving me the stamped S&P yet. And yet they give me deadline and going to charge me late fees some more... mad.gif

We, Spira owners, have been complaining about it for long time in this forum. You should have learnt from our problem & put more pressure on the lawyer.
I remember someone said he was planning to write a complain letter to ttdi. You could do the same.

I got my (Viola) stamped S&P after 1 week signing the S&P, consider quite fast...but now i pending on the loan approval....sad.gif Just curious, did TTDI mention any dateline for bank loan approval? Thanks.

Hi Rob,

It should be paid 30 days from the day SPA being stamped, or 30 days from a date set by Naza?

For SPIRA... the 90 days interest free period will start once the SPA is being stamped, so any delay from Naza (to sign the SPA) will not affect the buyers 90 days period for loan disbursement (since for SPA to be stamped, both parties must sign first)

my SNP is ready and apparently my 90days dateline starts from a day after I signed the SNP.
