normal practice to ponding test ur bathroom about 48 hours. make sure u proper seal the floor trap. if after 48 hrs u don't see any sipping than your waterproofing should be ok. although 48 hrs quiet long time but it is a reliable time frame to do a test. but don't get fooled by the good result. sometimes waterproofing layer will last up to 3 or 5 yrs. it depend material used by developer whether cap ayam or good one. if good one it can go > 10 yrs.

I did flooding test in 3 bathrooms from 2nd floor only. Only master bedroom's bathroom hold water after 48 hours. Water disappeared in others within 1-2 hours like you said. And a water mark appeared in 1st floor ceiling. I just included them in my defect list and sent to yousof.

For Spira subsale, you could find one of my neighbor's house as value-for-money. It's type C and just asking for 560k.

Are you sure it is value-for-money at the price of 560K? Is type C a corner unit? How big is the build up area for that unit and the soon to be launched phases?

tq for the tips.. i found out my master bedroom's toilet got leaking problem... watermark and drips to 1st floor...others i suspect the same but no water mark appeared.. maybe need to use 3M masking tape to ensure the flow is totally sealed.. smile.gif
what did use to close the water trap?

normally how much is the booking fee for alam impian houses? i heard there's another new launch coming in April right? I've nvr bought a house before. this is going to be the first time. Got some noob question here. If we can only loan maximum 90% from the bank, then when we need to pay the 10% to developer? is it when we book the unit? let's say the new phase is launched this year but will only be complete in 2013, when do I need to pay the 10%? when do I need to get the loan approved? when will I need to start serving the loan?

booking/deposit fee usually rm10k required by ttdi... 10% -10k is within 14days signing SPA..

Well.. Launched price of type C is 510k and others are asking above 600k for the same type. But both are nearby units to my house but I don't know the owners. The B.U is about 2300sq-ft.
For corner type C, even the launched price was above 600k for the smallest unit.

According to Jonas's experience, it takes 2-3 weeks. Not sure for me. I guess about the same. Most of my defects are crack in tiles and only leaking in bathrooms are major problems. Since I am not doing plaster ceiling, the defect issue is not affecting me in my move-in schedule:)
Thanks. Just did my grille with three Kim yesterday. I'm happy with their service and workmanship. I did not even need to check the end product as the boss was checking his workers' works and did final touch up! They seems to care about the quality of their product.
I just did curtain today. Went to Fiona in Nilai to order. Got nice material with reasonable price. Their workmanship is ok, I guess. Not that comparable to hunter Douglas for sure:)

usually how long it takes to sign SPA from launch date? loan need to be approved b4 we can sign SPA? when to start serving loan depends on developer rite?

aiseh.. i'm taking the leaking problem too easy i think. really need to do the flooding test as soon as possible. Masking tape is ok to do the sealing job?..

Majority of my defects claim were fixed. but u need to supervise their job. they seem to took it for granted. i even asked them to re-do again the tiling. and seems the timber door is very poor. my main door already changed to the new one, and last week, i just realize the door in the sharing toilet also having the same problem.

this is another issue. the laminated timber flooring at the top floor, some of them seems uneven. u can feel it when u step on them. do u guys reckon this too?..

by the way, i already on/off to the spira/old house. spend my first night in Spira yesterday (35/120). feel very good, and everything seems ok, for now.

anybody else moving sooner?.. come2. heard my neighbour also start moving in this coming weekend.. (yeayyy! rclxm9.gif )

today i will call Naza TTDI, and ask about the rubbish collection & the street lights from the toll to Spira. it shud be working already, as there are people living in Spira already. i will post in here if i have any news. biggrin.gif

yeah it's quite cheap. only 50k diff. i think that company bought like 3 units.

maybe developer can cap the number of companies buying to sell. so that people like kak azie can buy to live in

ya ya.....in my case...frustating from 1st step....submit defected report...anyone knows who should I send email to...bcos i been trying hard call sales office & customer service line...my call been hold , transfer & wait more than 10 minutes . rclxub.gif
