I've visited TTDi Alam Impian's website and it states there the master plan got 5 precincts. Currently only viola and spira is launched right? any idea when will the next one be?

Also, Alam Impian by I&P is different township? are they next to each other?

normally how much is the booking fee for alam impian houses? i heard there's another new launch coming in April right? I've nvr bought a house before. this is going to be the first time. Got some noob question here. If we can only loan maximum 90% from the bank, then when we need to pay the 10% to developer? is it when we book the unit? let's say the new phase is launched this year but will only be complete in 2013, when do I need to pay the 10%? when do I need to get the loan approved? when will I need to start serving the loan?

usually how long it takes to sign SPA from launch date? loan need to be approved b4 we can sign SPA? when to start serving loan depends on developer rite?

went to Naza TTDI sales office in Shah Alam today. saw the design for the upcoming launch phase 1D. The design is kinda weird because the downstairs toilet is at the front. just next to living room. And why nowadays new houses all got a small outdoor land at the side of the house? For me i don't quite like it because create more corners in the house. Naza sales person is not as friendly and helpful as I&P. looks like my bf don't quite like alam impian because need to pay toll everytime in and out blush.gif but anyway we are not going to buy house anytime this year cos shame to say haven't got enuf for the 10% dp blush.gif but i enjoy all your conversation here.

wanna ask some of the owners here why u choose naza over I&P since naza's location is more deep inside?

i have the same opinion as you. huge outdor land in the middle of the house for intermediate lot. serve as garden purpose etc is not what i like. I see I&P algo got this design but the area not that big, still is irritating to me. No offence to those who loves the fancy design. for me i just like big space and not too many corners biggrin.gif Denai Alam also got same design but not all units have this garden in the house. It makes the upstairs space smaller also. Guess i like Kemuning utama design better, went t my fren's house t look see look see at Indah residence. The design nice and simpl, just what i like. But my bf like the fancy design pulak sad.gif

jeghui, the first 2 phases don't have bathroom in living hall downstairs right? but they have the garden space as well for intermediate lot?

a lady? I got a guy attending to me. had to wait for him like 15mins while he was talking to another customer about TTDi Kajang Grove. Meanwhile the sales exec for TTDI Adina kept us busy on the serviced apartment. the AI sales guy seems not very interested to explain anything to me. btw i was there last Saturday. he told me RM520K onwards. this coming friday only he will get the details like layout, house number, etc.

the design i can see is from the miniature model lo. Cannot accept the toilet in the living room and also the garden space. Sorry if i sound like old skool tongue.gif I'm a bit old-fashioned. But who knows maybe 1-2yrs later i may change my mind. haha.

how many more phase they have? I thot sfera is the third phase and another 2 more phase that's it? the rest are under I&P rite?

the model is the corner. Jeghui, is that the one you see also? becos that's what the guy show me. He said that's the sfera model. he told price start from RM520k. ask to come as early as 7am. they expect many ppl. anyway i'm not gonna buy now also tongue.gif no enuf $$ yet tongue.gif

Haha sorry i used the word garden. courtyard may be the better word. haha. But dining table there? unless you going to do reno and add a glass roof top (is it possible? I'm not sure). To me i just feel like if wanna do garden just do it outside the carporch there. Again, I'm very old-fashioned biggrin.gif

I think everyone have their own POV. If got money many would want to go for I&P as well because cheaper price psf and it is nearer as compared to TTDI very deep inside. But is TTDi area nearer to Jalan Kebun exit?

i bet sephira will be sold out by now. 670k shakehead.gif so sad. will not be able to buy a house unless i exit rat race, found a goldmine and earned my first bucket of gold. otherwise will not be able to own a decent house. either i increase my income or downsize my house to some not so wanted location. sien lo. why is this happening?
