Nolah.. KR Semi-D's flooring is still solid timber (narrow strip), quality is same but looks not so nice only, if m the buyer I will change it either by developer or myself

Ya the tiles is low grade one, in terms of material used, Kinrara new house are much better

Fr now, developers shd be more alert on internet discussion, buyers are getting smarter and smarter nowadays, informations shared within second over the forum, m a bit worry for 2-storey and 2 1/2 storey link hse purchasers as the houses are not Conquas compliance, the quality is definitely lower than SD and Superlink, no show unit to examine, jialat shakehead.gif

Don't misunderstand me, I'm not complaining about Kinrara Residence. Overall it's still an excellent development with G&G, clubhouse, linear park, etc. I just hope the developer understands that nowadays purchasers are more knowledgeable and information spread very fast. Therefore they should try to return good values to their customers so that they'll continue to excel in future sales. Again, I must emphasize that high end properties should come with high end finishes. Otherwise the purchasers will end up with unnecessary & extensive renovation, which creates more waste material. That would be very bad for our green mother earth.

99% of link hse use concrete tiles, clay is definitely very good, 4 times more expensive, tis is why I say Kinrara new hse has one of the best quality earlier. Emerald's clay is specially imported 8 times more expensive than concrete tiles.
Clay has 3 functions :
1. Better heat knsulation
2. Hardness
3. Color preservation (roof looks new even after 20 yrs)

Light weight steel roof truss is very common for new projects in KV now, for me, my 1st 4 priorities are 1) location 2) b/up area 2) high ceiling 3) 50 ft road reserved, the rest I can compromise, after inspect the 3-storey showhouse, I confirm my purchasing. I consider +-RM300/sf for a landed property is relatively fair in this prime area (Kinrara 2-storey new hse are transacted >RM330 - RM370 now).

Those who bought fr Mahajaya cannot ask for more, they shd thank TMS for taking over tis project & successfully transform the outlook of TDU, I agree that TMS's 2-storey price of 718K-738K were not cheap at all, but judging fr the hot hot sale of 2-storey & 2 1/2 storey (75% of 3-storey also sold), I foresee a significant change of house buyer's behavior in selecting dream home, lifestyle & tighter security needs are gradually taking over freehold instead. p/s : I used to be die-hard for freehold but no more now, security is more important than anything

I think TMS's main target is 3-storey Superlink sales, still hv 20% left, by quoting super high price for 2-storey, it may shift the buyer's focus to sub-line products, once 3-storey finish, they might give discount to Semi-D again...
I was there just now, saw the 3-storey bungalow for registration now, outlook very impressive.

Tai Kor, Bkt Jalil 3 mil bungalow got, but I can assure to you that you will demolish the entire building, nice bungalow modern a bit demand at least 4 mil-6 mil now lor..

g+g nothing to do with autogate, some g+g also hv gate (Dataran Prima etc), some not like Desa Parkcity (DPC), normally g+g has a very strict rule imposed, cannot renovate the exterior of the building, hence owners are not allowed to change the facade of the house

In KR, when TMS acquired the land fr Mahajaya, the link house land (2S. 2 1/2 S, 3 - Sty) has been sub-divided into individual title, is too late to do g+g (note : g+g is under master title like condo / service apt), developer therefore make it fence & gated (f+g),under f+g, developer will put up perimeter fencing (anti-climb galvanized steel fence) type as security measurement. G+G will hv brick wall fencing.

All link house are f+g, RM150/mth across the board. Semi-D and bungalow will be charge RM0.10 / sf build up size, hence 2-storey SD is bout RM300/mth, 3-storey bout RM400/mth, Bungalow RM500/mth maintenance

Ai yo yo... just consider f+g is normal Taman, anyone also can enter, the public area like linear park, roads, road lamps etc will be maintained by respective authorities like JKR, MPSJ, JBA etc, now many developers and existing pandai-pandai put up their own fencing to make it looks likes gated area (of course it means for security purpose also), some with booms gate and access card, in fact this is not allowed, the security guard and the residents have no rights at all to question or stop anyone fr entering any f+g Taman, however in tis Bolehland, we like to break rules, we do wat we like, gomen also like ikan masin, close two eyes, so we go aheadlah!!! thumbup.gif
