IOI PFCC and the whateva Intellicity is really overated one lar.

Look at the face of the building next to OCBC there, look at the facade and the material used for the buiding + white color paint

Nothing 'on' also.

Maybe SW side more vibrant i think.

Thanks UFO! I've always thought HCS theory of LCG was a bit loose as i wasn't sure what parameters were actually employed in his predictions! Last i heard it was somewhere in PJ!!

Heard Joey Yap own 2 units of 3 storey link house there, is it means the Feng Shui there very good? Will the price shoot up because of this?

The Melody original selling was closed rm500k & those I&P insiders are getting handsome nett profit of rm200k.......waiting for willing buyers.

I'm fr Bdr Kinrara 5. House prices in this area are expected to rise further due to opening of district police HQ and construction of BK LRT Station. I oso believe in due time they will open up a Klinik Kesihatan at the emply plot of land beside police HQ. U can see the signboard "Tanah Milik Kementerian Kesihatan Malaysia" there.

Melodi area has a very nice linear park for residents and public. But I'm afraid that in future this park will be fenced up like what u see from the opposite side superlinks & semi-ds. Few years ago, public can still use the park but now it's fully fenced up by residents association.

I have a feeling that KR development will take BK to the next level in terms of popularity & status.

hi future KR residents, jz wan share some info with u all.

got a neighbour whos 2 sons bought each a unit of 2storey of the new damai houses (the ones with show units erected) early this yr. jz last mth back he was notified that the price 488k that was agreed on will be raised another 100k to 588k.

so they got 2 choice. pay another 100k OR u going to like this. mahsing will pay them 100k cash per unit to let them go. biggrin.gif

so i think MS is doing everything they can to level off the house prices there, in-sync with the new development.

for future house buyers. they wont be cheap houses in this area anymore sad.gif

Hey dude u here too? Ok this may sound selfish but i'm glad they fenced up the Linear Park in BK6B only for the residents' use. Some years back there were some snatch cases where thieves park their cars along the main road shoulder & run up the Linear Park to prey on residents coming home. Also location wise i think that it is highly unlikely that residents from other part of BK will come over to use the BK6B Linear Park. Agree that LRT & IPD will bring BK up to the next level of its growth into a mature township with all the facilities & amenities. More so i think KR is riding on the shirt tail of BK's success but am glad that they were aggressive in pushing the price envelope for the area even if their offerings are leasehold. Kudos to Mah Sing!

It is those who disagree to upgrade that will eventually taint the whole place. Isnt it noble for MS to attempt to standardise the houses? Surely the prop prices in the whole area gains also.

Reminds me of temasya owners who want to set up a g&g concept. Trust me. It aint going to happen merely bexause of some fella who refuse to fork out a single cent after what they paid the developer

Update for those that have yet to sign the s&p (purchased from Mahajaya).

I have read the s&p and the contract (service for security, etc) and it is almost 99% identical to the original signed with Mahajaya. The only differences are

1. The parties (MS, MH and you)
2. Price (if you decided to take the upgrade package and want to incorporate into your loan)
3. Layout (if you decided to take the upgrade package)
4. Schedule 4 (It's for the breakdown of the payment, again if you decide to take upgrade package)
5. Also, when I compare the number of aircon point, lighting point, fan point, etc, there's significant differences... E.g. MH's s&p mentioned 6 aircon point but MS's only 4.
6. Lastly, most important - the completion date will now shift accordingly to the new s&p. This mean we are going to get our property 5 months late - for this you can request for an undertaking letter from MS saying you want it ready according to the earlier s&p but there're many concerns on this.

I personally have not sign yet but when I was there, 4 families signed and all 4 took the upgrade package.
Also, I went to Melody to take a look... damn the workmanship is good but the layout wasn't that pratical especially for 26X70 type (the rooms are so small). Subsales going from RM750k now... bloody expensive.

If compared those new launched from BK last Sunday. This Melody has considered relatively cheap.
