Property price has it's intrinsic value, this is usually the value that a valuer used to judge. However how does the price mechanism works? the actual transacted price (value) is derived fr a negotiation between a willing buyer and a willing seller,in short it also means that valuation price is not equal to selling price.
For example, there are 269 units of 3-storey superlink in KR.
If only 1 unit is for sale, then the mkt price could reach 1.5 mil or higher
If only 10 units for sale, then 1.4 mil
If only 50 units for sale, then 1.25-1.3 mil
If 50% of the units for sale, then 1.1 mil
And so on

有價無巿 will happen in many projects soon.

Wild guess for 2-S & 2.5-S shd be 25%. Judge fr occupancy rate and banners.
2013-2014 is not a good year, however landed property in good location like Bdr Kinrara and Bkt Jalil are very safe, highrise strata properties (apts and offices) will hv corrections, it is mainly due to rental is not sustainable.
2016 shd be a very good year.

To be frank, I am the market player, property negotiator. I came through 98 crisis, 2008 crisis, unlike stock mkt, property mkt is very complex, no one has the crystal ball, however i did do my own research consistently, I believe our property mkt has our own pattern (cycle). Just share my own study, I believe there is no 100% bullish or bearish, anytime is a good time to invest, the key point is can you find the diamond?
Even during 2009-2011, I know many investors hv made wrong selection, they are suffering now.

Frankly I hv no confident with strata properties even by 2016.
Take KL statistic alone, b4 2011, we hv existing 100K landed and 300K stratified properties.
The supply for every quarter started fr 2011 is 1,500 units (landed) Vs 30,000 units (stratified) averagely. KL has reached a very crucial stage, looking at the current new launching at the current speed, I doubt the mkt can digest the new stocks by 2016.
I think we are walking on the red thin line now. sweat.gif

Which road is this? BK6B/?
I know in BK, there are few roads are 50ft wide also. The above you shown looks very wide is becoz the house do not hv imprint skirting infront of the gate. KR road itself is like 30ft only

IMO, many may not know that the best part (location) of Bdr Kinrara is the back portion, if you study the map properly, you will notice that BK8 is indeed closer to Bkt Jalil, once the interchange is built connecting to BJ and Mex, then more buyers will search the houses in these areas. Normally developer will keep the best land until the end of the entire development. I must say the best residential land in Puchong is BK8

Good, just for sharing..
My 1st house is BK freehold, 2nd house is BK freehold, 3rd KR leasehold, I know at least 6 of my ex-neighbours who stay in BK4/5 also purchase KR, at least 30% of KR buyers are from Puchong who are currently staying in freehold property, what make us get rid of our existing freehold house and move to leasehold house? hmm.gif icon_idea.gif
