Quite true, many people expect property price to drop but not their salary.
I may try to call the developer's staff, see whether they are willing to accept pay cut or not

dunno yet, keep it simple & functional will do.
Not worth spending too much for reno especially ID (unless you want to stay till old).
Nowadays renovated unit can only sell slightly higher (0%-20%) than basic unit only. my budget within 50K-100K.

I mean in areas which are heavilly destructed by natural disaster, or in radiative area, other than that land price will keep going up, this include "ghost land" (cemetery) too

My expectation is very low, to get the house key.
Dun expect the developer's contractor to rectify yr house defect with immediate action, after sales service is alwiz a big problem even with SP Setia. If you ever came across Puncak Jalil (Talam) & Jalil Sutera (Ho Hup) experiences, you will be pleased to hv the house ready soon. It is wasting time to deal with defects claim especially for big scale project like this. I will ask my contractor to do up the defects myself.
I think TMS is having some problems as some of the projects are stuck with low response, I do hope that it won't affect KR will do. wink.gif

It depends, since developer is participating in CONQUAS, she shd try to score high marks, the results wll be published.
I hv a feeling that TMS is trying to establish a "township" branding for herself, KR is the one!

IMO 1.2 mil is a fair price for 3-storey, just offer to the mkt, I think you stand a chance

1. Buying a house for own stay is very subjective
2. Comparing freehold vs leasehold is quite difficult
3. Proper "gated with fence + club house facilities" vs normal housing is hard to compare

However I hv my own way to evaluate the above differentiation. I believe :-
1. Freehold is 20% better than leasehold
2. Club house + nice landscaping township is 20% better than ordinary taman
3. Modern facade is 10% better than conventional facade
4. Good layout is 10%-20% better than weird design

BK9 - Freehold + No proper landscaping + club facilities / Good accessibility but near low cost apt
KR - Leasehold + Club house facilities / Deeper into BK but near forest reserved

IMHO KR & BK9 is in same terms, thus we compare by price per built-up.

Product Comparison :-
Quality - BK9 (5/10), KR 2/2.5 S (6/10), KR 3S (7.5/10)
Facade - BK9 (6/10), KR 2S (7/10), KR 2.5S (7.5/10), KR 3S (8.0/10)
Finishing - BK9 (5/10), KR 2S&2.5 S (5.5/10)
Location (Accessibility) - BK9 (9/10), KR (7/10)
Location (Ambient) - BK9 (7/10), KR (8.5/10)

If given same price per sf, I will opt for KR for sure. PM yr contact if you need further details.

p/s : forget about Senja 2.5 storey, 2400sf is too small. Better buy KR 2S - 27'x75'

I think the recreational park is not part of KR, the land belongs to MPSJ. TMS is responsible to beautify it

One of the key reason for me to choose KR is the 50ft wide road, it is hard to find in Puchong / KL nowadays. Parking 2 cars in front of your house without blocking neighbors.

No right or wrong. As I say, buying property for own stay is very subjective.
I dun like the 2.5-storey layout and facade, Living & Dining different level. On top of that, 3-Storey has CONQUAS, I "hope" quality shd be better. Rush job for 2S & 2.5-S shouldn't be a good thing (due to Mahajaya pre-sale issue)

Those are flush door, no choice lah. Only solid core door will be varnished.
I think all bungalow doors are solid core type
