Hi afredfx, i have checked with the developer, the 2 storeys & 2/1/2 is also gated and guarded. They are in the midst of building the fencing.
I have trust in mah sing. I think someone is trying to sabotage. No matter how, i would think it is better to seek your own understanding and clarification rather listening or reading remarks from those uncivilize.

Hi ammief,

I am sure you are very confident in developer's reputation and believe what they mean when they say.. however, with the lastest guideline set by the government related to G&G implementation, Gated community means the surrounding within the fencing area is privately owned, and residence are issued with strata title instead of individual.. Perhaps constant is refering to the latest guideline issued by government and MS's description might be outdated or it might be true that they are issuing strata title to residence... we always like to seek the truth before accusing of uncivilized wink.gif

If possible, would you mind share with us the actually Gated concept implemeted in Kinrara Residence? nod.gif

for example Condos and Apartment.. these development are issued strata titles as the surrounding within the fencing area are owned privately and maintained by JMB with internal funds.. outsiders who enter the compound without authority or consent are consider trespassing.. is just like someone masuk ur rumah illegaly.

As for Kinrara Residence.. if I am not mistake due to the JV between TMS and Maha... the earlier phase consist of some public amenities i think surau or something like that so only can be considered only as Guarded but not gated because public can access to some area ...
anyone who have more facts to share here.. please because I am interested to know too how this place can turned into 100% GnG due to earlier phase had been launched by Mahajaya before JV with TMS to change to now namely KR.

Maybe that the reason the mail sent to Eugene which is the same as mine doesn't mentioned gated at first place....

this place couldn't be bothered much to know details ... what interest me is the TMS new marketing strategy and the current market and buyer's power..

if i would be the buyer i will ask one question...why before JV.. MahaKaya only able to sell at the price of merely 500k but TMS able to sell at more than 700k.. what's the difference? and does the difference reflect the current true value of KR? hmm.gif

it's guarded, for gated issue still unclear at this moment.

club house has it own guard house, ppl with the permission only able to access. not open to everyone

guarded community cost RM100 per month, and club house membership is RM50 per month.

you think that will open too all puchong ppp?

i asked the sales person before, what he told me is 2 storey, 2.5 storey & 3 storey are sharing the same guarded community, which has 2 entrances with guard house.

for sure is, semi-D and bungalow are stand alone gated & guarded area. 2storey, 2.5storey & 3 storey owners cannot enter into semi-D & bungalow area.

ermm.. half gated half guarded.. private clubhouse i think

got discount until Raya... after dat naik harga pulak.... my friend banker say this place GOT potential.....
