True. I think WCT is great in managing retails and mall, look at Jusco Bkt Tinggi and now Paradigm.

I think Paradigm Mall is consider a success or anything near it, not a failure at all.

No doubt paradigm is doing well.. That's why I see in order for icon city to succeed they will have no choice but to be better than paradigm.. But that will be uncharted waters for ms.. But I will give them the benefit of the doubt since I am counting on it rclxm9.gif

MS smart, if they built mall first, no revenue to bill, need to carry the funding costs for the mall, then the mall need to take time to fill up, first year rental income probably just enough to cover financing costs

When they do residence and office first then can use the funding from the profit to finance the mall

No right or wrong on which one comes first. Most important is the x factor which will draw in the crowd around that area which are spoilt for choice on where to hang out.. has to be sustainable as well. Don't know about the rest. . I have this feel that empire subang is loosing its x factor compared to paradigm. The top portion have no crowd

It's selling at about RM800-900/sf.
DIBS, all legal fees and stamp duty borne by the developer, 8% discounts.

Correct me if im wrong …. For the icon residenz towers, what electricity rates do we pay? Residential or commercial ? understand that the residential tower will be protected under HDA but we pay commercial electricity rates?

Utilities all commercial rates because it's a commercial land.
