Investment Kepong Sentral Condo, Please gv suggestion

Now I am considering whether to buy this condo...The developer offer me the price at rm195k (9XX ft2) which during launching they selling at RM240K

Pros:

Good interior design(easy to arrange furniture, nice tiles)
Near to KTM (3min walking)
The exterior of the building look quite new
The environment is vy clean

Cons:

There is chinese cementery area behind the building (the cementry is more than 200 yrs old i guess cos there is no more photo or wording on the board)

Quite expensive for a condo

I'm buying this lot as a investment...pls give advice

hi,

please have a look at the surroundingand the road entering to this condo...
from MRR2, people can see nad view this condo, they can appreciaite that for the past 2-3 years, there have been few movers..and looks empty...for investment, maybe those youger people would prefer transportation like KTM..it depends, since to me, not everyone dislike the cemetry, my fren didnt care about it..me?...haha3..i nearly bought this condo last 2 year when the price is exactly what you said, but am not sure whteher the market price is that high still! shocking.gif

u mean they've reduced the price? what's the prob? normally developer will increase price, not reducing it.

For Kepong area condo I recommend Vista mutiara 2 or First residence. I will never consider Kepong sentral area apartment, very dusty, noisy and bad fengshui.

VM2: Pros: - low density (260+ units),
- resonable price 1100sqft < 200k with 2 car parks,
- low maintenance with less facilities ( canbe pros or cons)
- convenient. Carefour, Jusgo, banks and food court within walking distance.
- very low risk of uncompletion. Almost completed, roof work now.

Cons: - VM1 got lots of complaint about finishing, developer promised to improve in VM2 but never know the result, but they do change the exterior wall from foam blocks to bricks.
- Small time developer.
- Could be congested with VM1 and First residence next to it.

FR : Pros: - Most luxurious condo in Kepong area with 3 tier security, and lots of facilities. ( can be pros or cons)
- so so experianced developer, construction going smooth, can see monthly updates photos from their website.
- convenient. Carefour, Jusgo, banks and food court within walking distance.
- low risk of incompletion. structure up to 10th floor already, fully completed in Dec 2011.

Cons : - price is quite high in kepong area, starting from 230k.
- maintenance is high with 0.25 cents/ft.
- quite high density with very long walkway.
- only face east or west, anyway facing the sun everyday.
- most units come with only 1 car park. additional need to pay for it.

Both development still have very few units available 3 months ago but dunno now, you can check.

Then why would you consider Kepong Sentral? You think you get a good deal by spending 195k on a 240k condo?

Investment in condo at Kepong area does not fetch good return. For own stay ok.

If you stay in Cheras, better look around Cheras, at least you are more familiar with the area.

You ask me for suggestion? I already gave you two of the lattest development at Kepong area that I think is good. Most of the kepong area condo/apartments are either low cost, bad location or looks very run down. For the past 2-3 years the Negro community started to grow, you would like to avoid those aparments.

I was told mine units was rented out to sudents by the developer and only open out for selling recently.

mine is 10th floor above.

Replying on the negro. don't see may negro stay in this condo. Most of them belong to the nearby apartments. ( I could be wrong as I only being there 3 times so far)

The maintenance of the condo worry me a bit. But hope once the JMC set up lio. Better maintenance later D.

One the murder case? Can someone confirm this?

Guys think twice if you're buying here. There are lots of negros and those bangla workers staying there. You can actually notice this at night when those indon workers chilling at downstair and hangout at mamak...

I hope it is good. As it is just next to KTM. With jam everywhere and limited car park . More and more people using public transport.

I was told that basic unit rent can reach 6% ROI with no problem of finding tenant wo.

I done some finding. The african and the indonesian are from nearby low cost/ meduim flat. Not from the condo.

The murder case is the shoplot near mamak. Not from this condo

But the security guy at this condo below satisfaction. They only control people travel in vehicle. not those walking / motobike. Very bad la.

A simple question to ask yrself before buying:

If u have a pretty wife or sister, do u think it would it be safe for them to take the lift going in-out of your unit? Note the same question will also be asked by tenants if you plan to rent out.



Case history:
I have a friend who used to stay in apt of this calibre. Every time his wife comes back from work alone, she would be harassed by a foreign worker telling her dirty jokes, asking for phone no. etc. They eventually moved out.

This is the apartment with the grand view of the cemetery & oxidation pond. Developer had hell lots of problem selling. That is why they rented their leftover units out and slowly sell if possible. Not sure bout your 10th flr unit, maybe it is facing inwards rather than outwards so it would avoid the view.

If money is a factor and that is the most that you could afford, then so be it as each individual has their own priorities.

Why do u think the units here are so much cheaper compare to nearby apartments??

Yes agreedwith this. Eventhough the bangla not from this condo. Judging from the outside environment will freak u out especially at night time. Go and do 1 round if you dont trust me.

look like I have done a wrong decision.

I have signed the s&p - 4 units in total.

Initially I plan to connect all the four units together. Do some partition to add 2 more room with 5 rooms per units and collect rent each month.

My target is working adult or student with 8% ROI per units as the condo is so cheap.

Now look like my plan is not that possible due to bad decision. sad.gif

wahhhhhhhhhhhhhhhhh rm240K is toooo xpensive. the current price is only rm190K according to the major banks. nothing outstanding also.

So far so good.

Some students and some working adults.

I am rather shock that i managed to get 8% return based on purchases price+ some renovation after utilities/unifi & mainatenace fees. This is even better compare with my serdang perdana apartment only get 7% return.

I was also told my one agent that the condo value have increase for that last 4 months. Don;t know true or not.

I can see some rent potential when the Sales Tax start, Petrol price hike, More worst traffic during MRT construction stages and the imrpoving KTM services.

But provided no economy down turn.

& that was Dec 2011 leah?

Where did you get the info ah? & the value of the condo have go up leah. According to one agent la.

I just check the iproperty. seem like some increase in value ah

This place is not ok only for own stay. But renting out look ok wo. So appreciation is not great.

But look at this :


My wife have done something call weigthed average of this condo , data from iproperty.

The value from oct 11, Nov drop, Dec drop and up again from Jan to April. ( Maybe you can do the same with May 2012 later to double check with my wife computation)

actually many says that KTM is one of it's selling point for this condo, does anyone used KTM before ? i mean NOT LRT, but KTM....do you ? as a buyer, I wont even think that having KTM as a selling point. OMG, even after having those new and "longer" coaches, the service is still the same, maybe "little" more better....

a lot of people when buy property just main hemtam only, later their units kena lelong, i just dont understand why people are being so silly.

Agreed that KTM services is very bad.

That's way this condo is still below bank valuation.

But I see it the other way. In my opinion , The KTM worst cycle is late2011 and early 2012 and look like it won't back to history given the fact that govt

1) is setting up body like pasarana and we the people push for better public transport
2) and the govt seem realised this pressure from rakyat. good public transaportation
3) KTM will have this intergrate ticketing with lrt, monorail within this year
4) group of population student/ office worker just have no option. The KTM is cheap and reasonable services for them.

If the KTM can achieved target of 10min schedule as plan in July onward. Imaging the value of those aprtment beside KTM? will still undervalue?

I am investing in this condo is for rental. It is what those poor student / working adult need. Good location, Easy to get transport, cheap/ affortable for them, reasonable safe and etc.

Just take a ride with KTM to Mid Valley the next time you go. Don't drive. You will see many people are using KTM actually. So "does anyone used KTM before ? I have collected 5 years newspaper as my study as provent. I would like to highlight , I am not the type of saying what I want here.

I was at the Bersih 3.0 also. The train is so pack. The aircon is not cool. But it does bring me to Kuala Lumpur station and join the bersih3.0.

im afraid if change to opposition, the property price will continue to rise. Just like what happen to Penang...it is indeed scary.

im even more worry when you say like that.....gaji is not determine by opposition(you think all companies will not run away if the opposition come out with a new policy on this ?). I think there's a danger in opposition.

Look at Singapore. Higher salary , all foreign companies run away? Penang is copying what Singapore is doing la.

I am an uncle that at retired ages with spm qualification. I can think of such simple economy theory

i plan keeping it for few years.

I saw iproperty offer higher now but u never trust those agents la.

Rental play ok now and will be more ok as the Ktm service improved already.

Hi All,

I am renting my Kepong Sentral Unit Available on Febuary 2013. Best for student who using KTM to as transport. thumbup.gif

My unit is facing KTM view. The floor is 9th (Not so hot and not so noisy right in the middle of the building). It will be painted and look fresh and new.

5 mins to KTM, Badminton court, swiming pool, guard house, gym, sauna, convinient shop nearby, 1 parking space (ground floor).

RM1100 per month. Contract for one year (no extra charge on contract)

kepong indeed very "wong". the prop price in kepong went up significantly over the past few years. for a condo name with < 300K price tag, i think kepong sentral might be "do-able". places like my aunt's place, Prima Magna Apartment (can't really remember the name) with security guard which is 900++ sqft and more than 10 years old is selling 300K++ now. First residence is selling >400K. Plaza Metro Prima also priced at >300K. it is indeed very "wong". also, it mean traffic. Traffic jam everywhere in kepong. that's why i seldom wanna go to kepong. smile.gif hehe. eateries, yes. awesome if you are non-muslim. cheers mate.

How safe is it ? I see some pay hitam loitering near the shops. Heard that owners don't rent out to foreigners thought.

Any ee-rie feeling ? ;-)


Generally, the condo looked abit worn out but it looks ok for the price except for the cemetery beside it.

this shld consider as medium cost apartment, not condo.
although outside is worn out, but my unit (interior) is very well maintained flex.gif
the whole kl is full of pak hitam, not only kepong... malaysia boleh
everywhere is the same, robbery also happens in gng community...

i plan to keep for at least 10 years. Good for rental.

Oh,yea. Kepong Sentral does go straight into KL sentral. Good ler..

I think the rental range there is about 1200/1300 ringgit. I see many ad's out there about the price.
Should not be much issue i guess if ur interiors are good. rolleyes.gif

I also think 240k is good bargain. It is 6.5 % rental yield.

this condo super easy to rent out due to ktm just next door 2 minutes walking

As a view of banker, this condo may be difficult to get approval for financing because this development is near to chinese burial ground.

some of the bank stop financing around this area.

Kepong Sentral Condo is parcel b3. if no mistake, Unit 2-8 balcony face direct to Cemetary. Unit 1 (Corner) balcony face Kompleks Desa / KLCC. Only 2 rooms has small minor visibility on Cemetary. Unit 9-16 balcony is facing Kepong Industrial Park (KIP). The rest same like you said.

If you check in Mudah or Iprop, anything lesser than 220K is not KS "Condo". It's Apartment which is next to KS Condo. KS Condo rental is subjective to furnishing and facing.

The unit got leaking problem in master bathroom... Can see water mark on the wall.. Anyway, 266K for this auction unit is a bit high to me... As not sure what have inside the unit and need to ask the owner move out(currently still staying by the owner)...

Hopefully the new owner can have a smooth on it... wink.gif

Just a friendly reminder. If you guys are buying for own stay make sure you guys check the unit first and make sure there are no leaking problem. I've sold my unit nearly a year ago because I can't stand the leaking problem. The maintenance was not very helpful either.

What is the problem with B3-18-18 ho? Back in Auction at the reserve price of 100k. Seem like the previous success bidder abandoned his purchase and 10% was also forfeited. Sound like he went check the property after the auction and found out sthg bad, loan not approved or etc?

Folks who have gone in at a lower price point would definitely have benefited from a higher ROI monetary wise. I suggest for you to go there and view the property and its surroundings before making your decision. Better if you can stay there for a couple of days.

ya thts a budget hotel opposite of the site, you can book the room facing the site for 1 -2 days to monitor the traffic flow & surrounding areas.

If you like to buy this condominium, hahaha, good luck to you. The pricing of the condominium keep down down down. Sometime, buy the property, doesn't mean that area got Mrt or ktm is good area. The cemetery just next to this condominium, very near, very very near.my friend got one unit there, already big big regrets to bought here

Hi Sirazlan,
The MRT station should be within walking distance to the current komuter station and also Kepong Sentral condo.

Here should be the lowest price u can find for a condo in Kepong.

If the rental is reasonable enough, should not be a problem to rent out. For e.g. if you bought at 250k and you rent out at 1k, it is easier n tenant pocket compared to if you bought at 750k and renting out at 3k.

From what I know, the maintenance here is a bit out as the previous management company didn't do a good job to upkeep the condo. Coupled with it taking 8 years for the previous management company to form a JMB, speaks volumes about the developer and the management company.

There is a newly formed JMB recently which is understood to be starting from scratch

It is a long road to recovery for the condo but I think it has reached the bottom and the only way is up.

I don't think having a cemetery is a bad idea. Looking on the bright side, this condo has one of the best view because:-
1) facing left is the komuter parking so no blocked view
2) facing front are shoplots followed by the slope down to the main road again no blocked view
3) in fact there are no blocked views come to think of it wherever you look...that is until the cemetery moves away.

It DOES get a little noisy on the KOMUTER facing side due to trains running along the track.

I can hardly think of a better time to buy than now. From one condo project to another, all inter amenities can be copied and bettered but not many have deep pockets to buiild public transport, let alone 3 here. 1 bus/taxi stand, 1 KOMUTER and the up and coming MRT

My friend live this condominium, he felt so so regrets bought this condominium. So far even drop down below 300k , alao hard to sell , his unit even not face cemetery , face to factory, has already put on market more then one and half years , still no buyer, not because the buyer hard to borrow money, is because the location and management si so bad .

Three years ago , I even thought want to buy here, after the banker told me, just because the condominium too near the cemetery, the bank only can borrow 60-70%., and once who buy this condominium, will very hard to sell out , even price is cheap .
If the location like this, downstairs is MRt and KTm , housing prices should be gone up a lot , why during this few years , this condominium pricing keep go down? Get real , a lot of malaysia people very superstition, beside the cemetery is really really too near of the building.

I heard that it is not beside cemetery, but partial of the land is cemetery, contractor remove some involved grave...

Yea, that what my friend said to me, he bought this condominium before , he thought the developed will remove the cemetery, after now ten years already , the cemetery still there. And many years ago , also a lot people Demonstrations the developed dig out they grave.

That is three years ago, now , I cannot 100% say. But , before if you really want to buy this condominium, don't need hear the agent what they say. Go to any bank first, and tell them location and the name of this condominium. Ask can borrow money or not , and how many % ? As I know, ONLY cimb will borrow, other bank like pb bank, can borrow, but maybe is 60-70% only. Bank don't like the property near the cemetery .

There are many factors determining how much the buyer can borrow:-
- age
- how many owned properties
- how much loan outstanding etc to name a few.

I was offered a 90% loan and it's not from cimb about 2 yrs ago.

Three years ago, I try to buy this condominium, the Pb bank told me , this condominium very hard to borrow money, and even I got FD and good record payment , this condominium is because too near the cemetery, so bank only can borrow out 60-70% only. That is what we are all hoping for also. ..for the boom from the MRT. The JMB was formed last year and working out the arrears with the previous developer management. Starting from zero is never simple especially with aging lifts.

Hope that the JMB with the latest strata act will be able to recover past arrears from defaulters.

Who knows, maybe they can link up to stop people from going on overseas holidays like the PTPTN loans.

if got access card system. the easiest way is to bar the card. defaulters will not be able to get to their home. then again must also make sure the security personal strictly perform their duty. if not sure got back ways to go around the system also.

Just ask a question to yourself, will u stay there? If u don't like and won't want to stay at a condo where there is a big land of cemetery there, same to other people.
For me, I definitely won't stay there! How cheap also a no for me.
And look back at the appreciation over this condo?

So many condo in Kepong now stick with MRT station, if I am looking for a condo near MRT to choose, why should I choose a condo with cemetery just behind..
Ask agent bring u to go in the condo and feel it on your own first, then u decide. Remember ask agent to bring u in at 3 different time, which is morning, afternoon and night, so only u feel the weird atmosphere there.

Have you enquired whether the place you are residing currently is not previously a cemetery? Have you been here since the beginning of time?

Cheaper to buy a place to stay and later on cheaper to dispose off because it is cheaper than the rest.

If you open your eyes wider, all 4 sides of this condo is not blocked and you can see miles away. Unlike other highly populated area where you are just looking at another high rise with no clear view no matter how high you are. Is that the view you envisioned?

Ya I never been here before, because I don't stay in Kepong but Serembam.
Yes your theory is very good, Buy at cheap , cheap cheap. Sell at high high high.Location wise not important.
This Sentral has very high appreciation, high rental, good neighbour, good environment and culture. Super profitable ROI... Wow perfect!!!! Most importantly future MRT just beside it and current KTM. This sentral gonna worth more than a million in future. Don't wait lo, find a unit and sign SNP tomorrow.

2) behind factory
3) cemetery/genting view
