I have lodged a complaint with New Light Century on leakage in master bathroom but so far no feedback from them. I think it has been 2 months

Folks who have gone in at a lower price point would definitely have benefited from a higher ROI monetary wise. I suggest for you to go there and view the property and its surroundings before making your decision. Better if you can stay there for a couple of days.

Hi Sirazlan,
The MRT station should be within walking distance to the current komuter station and also Kepong Sentral condo.

Here should be the lowest price u can find for a condo in Kepong.

If the rental is reasonable enough, should not be a problem to rent out. For e.g. if you bought at 250k and you rent out at 1k, it is easier n tenant pocket compared to if you bought at 750k and renting out at 3k.

From what I know, the maintenance here is a bit out as the previous management company didn't do a good job to upkeep the condo. Coupled with it taking 8 years for the previous management company to form a JMB, speaks volumes about the developer and the management company.

There is a newly formed JMB recently which is understood to be starting from scratch

It is a long road to recovery for the condo but I think it has reached the bottom and the only way is up.

I don't think having a cemetery is a bad idea. Looking on the bright side, this condo has one of the best view because:-
1) facing left is the komuter parking so no blocked view
2) facing front are shoplots followed by the slope down to the main road again no blocked view
3) in fact there are no blocked views come to think of it wherever you look...that is until the cemetery moves away.

It DOES get a little noisy on the KOMUTER facing side due to trains running along the track.

I can hardly think of a better time to buy than now. From one condo project to another, all inter amenities can be copied and bettered but not many have deep pockets to buiild public transport, let alone 3 here. 1 bus/taxi stand, 1 KOMUTER and the up and coming MRT

Hope that helps you make a decision.

There are many factors determining how much the buyer can borrow:-
- age
- how many owned properties
- how much loan outstanding etc to name a few.

I was offered a 90% loan and it's not from cimb about 2 yrs ago.

That is what we are all hoping for also. ..for the boom from the MRT. The JMB was formed last year and working out the arrears with the previous developer management. Starting from zero is never simple especially with aging lifts.

Hope that the JMB with the latest strata act will be able to recover past arrears from defaulters.

Who knows, maybe they can link up to stop people from going on overseas holidays like the PTPTN loans.
