Offices at PJ are still unproven now, is TA too positive on office sector especially at BSD area?

TA buildings in KL are almost fully occupied. So it is wise to build in PJ. Later on can move some operations to BSD, rent out the offices in KL.... get better property return.... thumbup.gif thumbup.gif thumbup.gif thumbup.gif

TA building in KL is looking for tenants if i'm not mistaken.

This is becoz they hav upgraded/renovated de building recently.

And then TA Securites have moved its offices to PJ... specifically Wisma TA is the former Wisma Dijaya opposite Tropicana City......

I'm a newbie in property industry and would like to try my luck investing in one of the new developments.. What's your thought towards damansara avenue? They are launching the office suites tomorrow and I'll drop by to see if it's worth for a grab?

I am going tomorrow.Just visited their show gallery this morning at TA hq.Yes,the starting price is from rm500 onwards..good location as next to prime DPC and Sri Damansara,plus is freehold.Hope,it turns out to be a high end commercial cum residence property.But,it takes at least 8 to years to complete the entire project.

TA got lucky... when they acquire that building, the 2 jagung not up yet... the area suddenly boom bcos of tat 2 jagung....

RM418 psf isn't exactly cheap in my opinion. But I haven't really gone through ALL the reading material so don't take my word for it.

However, 574sqf would certainly seem v small, no?

thx for merging into 1 post... hmm I'd a tight budget tat's y going for the smallest unit.. Yea the price tag isnt cheap considering the location but I was thinking if the whole development plan works out, it should pretty bring up the price isnt it? I'm not sure about the appreciate value for office suites or shall I wait for their residential units?

At this point I don't have an opinion for u cause I haven't done much digging on this development. I however would suggest u look at the size of the office suites cause if it's too small it mitt be difficult to rent out unless u gonna use it urself smile.gif

Given the prion, I'll like a GF shop lot but if initial capital investment is a problem, that option might just be out of ur budget smile.gif

went to a few showroom.... arrive at TA 2pm..

seems like already sapu kau kau... onli left units 1.3m on the top floor.
around 7 units left.

my personal opinion: not worth it. at 520psf... how much is the return?? and the maintenance is high too.
