I dunno much about this project also but it looks like a commercial area. Those will benefit most are Seri Sg Long and SL 13 folks and some taman nearby. But that area very high traffic coz its one of the main roads used to enter sg long and bmc via silk highway. Got potential I feel.

the road in front of SL13 looks like so rundown...if i remember correctly someone mention this road belong to private so MPKJ not bother to maintain on it, right?

Understand that MPJK has instructed the developer to repair the road on 28/11/2014, not sure the developer has done anything so far.

if i'm not count mistaken, half of the UTAR student(4k-5k) able to conquer most if the condo in Sg Long.
Of course I assumed only 50% of each condo try to rent out only.

The maintenance fee of Flora condo is very high!
Now only Greenview still able to see some unit let go less than 450k, but car park is a big issue. If you park outside, walk back to your unit is a very good exercise to slim you down!

Not many places have 10,000 strong students tenants let you choose, sure ong lah Bandar Sungai Long especially apartment/condo near by.

So around how many condo unit in Bandar Sungai Long?
As far as I know the population around 60,000 people landed + condo around 12,000 units if we assume 5 in a unit.

not sure..according to MCA in newspaper is 6000. But it may just an estimation or calculation based on IF all the faculties are fully operated??

According to wikipedia UTAR has 23,000 students in 2014, let say 40% move to Sungai Long already 9,200 students.

Don't forget, UTAR students number growth at least 3%to 4% pa

By 2015, 9,200 will become 9,500 students, let don't forget UTAR staff and lecturer cum their family. 9,000 to 10,000 new tenants is a pretty conservative figure tongue.gif

The following article describe what happened in Sg Long when UTAR Kampar yet to be established, rental at least jump three time then, you huat lah!

年輕學生的湧入,明顯帶動雙溪龍的房地產、飲食業。在高峰時期,單是第一區就有30間茶室和咖啡店,另外還有7間的網絡咖啡座,市容欣欣向榮。

According to SHL's website there are 3,464 condo unit in Sg Long, assume 40% available for rental ie 1,385 unit ,if 5 students in a unit, only able to accommodate 6,928 students.

Still got about at least 2,000 students without accommodation. I think BMC's condo rental will go up too.

people can stay other places rather then sg long perhaps. C180 still got empty lot. Nowaday students drive car.

If I were UTAR students even though I have car, my first choice will be Sg Long condo follow by BMC condo as both nearby and reasonably happening especially BMC. Their total condo unit combined should be able to accommodate most if not all UTAR students I believe.

Yes, you are right too but Sg Long landed mainly for own stay, I think less than 10% are for rental.

that scene may change in the next few years I think. If demand for rental increase owners for landed may opt to rent them out as older phases owner are starting to upgrade.
