Anybody has any knowledge of what project is going on at land opposite Green Acre and SL6 leading to Palmwalk?

Good View Height (GH)strictly speaking not property in Sg Long but 14km from Sg Long Golf Club (big u turn required) and 8km to SG from GH via SILK. If you required more information the following thread may be helpful.

Attended the launching of Wira Mutiara @ Sungai Long (just next to Taming Mutiara) yesterday.

Sg Long Golf Club is the only golf club in Malaysia endorsed and designed by legendary golfer Jack Nicklaus (winner of 18 Majors, only Tiger Woods managed to equal his achievement). As far as I know many royal families, politicians and rich man play golf there, it represents prestige and add value to BSL's property value.
SHL is cash rich, they always can buy other land to develop rather than turn the golf club into property development It would be a fool if SHL choose to do so. |

Very informative article on Gated & Guarded Community - Malaysia http://tamanputraprima2a.blogspot.com/2014...y-malaysia.html I think most landed property in Sg Long unable to fulfill condition no 4 below: In Selangor, the Housing and Property Board and the local authorities allow guard houses to be built based on certain guidelines amongst which include:- 1) Applications made through the Resident Association (RA) only; 2) Consent by 85% of the residents; 3) Agreement must be made between RA and local authority; 4) Guard house without a barrier are allowed and the location should not obstruct traffic (situated at road shoulder only); 5) A written consent from Local Authority and Land Administrator (LA) for the construction of guard house on reserved road/vacant land must first be obtained; 6) Appointed security guards must be registered with Ministry of Home Affairs or with other relevant agencies; Are there any landed strate title project in Sg Long? |

...all purchasers of houses in a gated and guarded community will have to pay considerably higher charges for the maintenance, sinking fund, security fees, electricity and water and other services because the cost of all facilities within the boundary of gated and guarded community will have to be borne by them in addition to the usual quit rent and assessment rates levied by the local authorities.

I personally think that F&G is better in term of dollar and cents. You only need to pay quit rent & assessment plus security fees, no maintenance, no sinking fund, same rate for water & electricity provided most residents pay security fees which is small amount, you may have spend a larger sum for a lunch in fine restaurant than the monthly security fees. Anybody know that there is a plot of land reserve for apartments inside The Pearls @ Taming Mutiara 2?
Please check the layout plan http://www.tanming.com.my/layout_plan.php?pro_id=18 I have written to Taming few months ago but their Sale Dept said no information available, anyone has any news on it? Just come back from Bkt Enggang, there is not much change from one year ago. It seem that no major tree cutting inside Bkt Enggang, we still can go for morning walk, enjoy fresh air and the hill continue to act as flood preventer by containing a lot of water in rainly day in Sg Long.
