Photos don't do the place justice. You have to be there to see it for yourself. A warning though, many who makes the trip out of curiosity end up buying a unit laugh.gif

Prices at Twin Palms might not have appreciated as fast as other similar developments, but within its price range, it is imho one of the better places to choose for own stay.

Yeah Twin Palms price does not appreciate very fast. For example their Areca Semi, started from 890K, till the day before Maya is launched, it is priced at about 1.05 mil. I do not know what's the reason.

But as what you said, whoever makes the trip out of curiousity will end up buying haha. Just fall in love with the environment. The toll thing and location aspect, I will jsut forget about it. laugh.gif

Yeah right. There is nothing like a slow drive in Lum Chang's open buggy car around the compound. The landscaping and flora and fauna is one of he most beautiful I have seen. Huge pull factor. Lets see:

- immediate access to highway, no trafiic lights, no passing by old houses and hundreds of bumps
- space ship guardhouse / entrance statement
- classy full featured club house including infiniti pool, badminton/basketball courts, jac, gym, cafe etc
- high end imported Kompan playground (250K!)
- ponds / water features
- linear park with external gym equipment
- full high wall perimeter, cctv, guard patrols, and even checkpoints/barricades inside. Damn, they even got soem Rottweiler

Perfect for raising kids. Damn those rich kids nowadays...

What Twin palms or Sg Long in general has got going for it:

- C180 lifestyle commercial
- Columbia Asia
- Jusco Cheras Selatan (biggest Jusco mall in Msia?)
- Jusco BMC
- The Mines 8 mins away
- long term, MRT stations at Taman Cuepacs and Hussein Onn
- High-end bungalows and SDs launching every where (Taming, Wira, BSL5, Dijaya's Tropicana Sg Long)
- vibrant BMC and Sg Long townships
- Pheonix Plaza now taken over and being converted to lifestyle mall and hotel
- Saujana Impian and Sg Long golf courses


@x!! Lum chang better pay me for this...

Hmmm I did not pay too much attention to BSL pricing but for TP, is around 330-350 per sqft for Maya semi D. Hmmm what kind of access from BSL to Silk Highway??? I thought there is already an exit with a traffic light??

she said its a proposal pending for some authority approval. there will be an exit from BSL adjacent to silk highway. the exit with traffic light is which exit? check the link below, is the area where there's a dead end between taman taming 5 and BSL 1.

ya..they started to cut the "lalang", most properly take another 2 more terms of GE to complete whistling.gif tongue.gif

This SRJK here is all talk only. Been "talking" about this for so many years already since before my niece were born. Now she has to enrol in the SRJK in Balakong.

From i have seen.. Nope.. Some more i barely see any MPKJ construction board around.. Then i asked the a woman who passed by, she said will be take some time so get start..

Have seen Sg Long residences fight hard to make the Sjkc become a realistic.. Government easily build more Surau, but One Malaysia vision is have equality and also promote 1 Malaysia better image, hope the gorverment don't jeopardize the vision by giving empty promises and double standard..

both still "affordable" but the new launch asking price >400k for 20x65.
sub sales for older house price also picking up rapidly recently, my 20x65 at bmc was sold for 395k recently, last year's best offer was just 255k brows.gif

Im new to Sg Long too, in fact haven't move in yet, now my house under reno..

From what i have seen, there are not less than 5 on-going residential project in Sg Long,

1# Hao Residence (Semi Dees & Bungalow) beside Sg Long Clubhouse


2# New Palm Walk? On the hillside

4# Tamming Mutiara 2 & 3 (High end Bungalow) Inner part of Sg Long

Future residential projects:

1# Malton will build high-end residences on a 67-acre site worth a gross development value (GDV) of RM330mil

2# Dijaya going to launch Tropicana Sungai Long, the guarded project will comprise three-generational homes including 3-storey semidees, 3-storey zero-lots, 3-storey superlink homes and apartments on a 26.8 acre site. It will be developed ove two phases in four years.



And yet, BMC and BSL still have loads of land yet to develop, where this two township in Cheras South have real potential, the only issues now is the massive traffic flow at along the Cheras highway, once MRT completed. We cannot imagine how far this Southern Cheras can go... In terms on the property value:)

Aboves was my 2 cents.. Correct me if im wrong biggrin.gif
