Yeah I agree that Sg Long is picking up rapidly recently. It is a potential area especially when government announce 2 MRT stations will be in that area. Personally, I like Twin Palms, the best.

QUOTE(Rmarkz @ Mar 27 2011, 11:57 PM) Seriously naleh33? Ive heard about the there MRT around Sg Long area, but have no idea where exactly the location, mind share some information? I do not think is in Sg Long area but near to it like Taman Cuepacs. I do hope that area will be fully developed to its potential. Lands are getting scarce. Btw, i think this spot will have good potential to grow too, as there has huge yet to develop place here.. somemore it's just so centralize of Kajang balakong silk highway, as well as Cheras grand saga highway (attraction of Twin Palm, Jade Hill, BSL, Mahkota, Sg Long, Taming Mutiara and others new development surrounding Cheras Kajang Corridor) .. Just not sure will be future development is residential or commercial.. Anyone have an insight?? [attachmentid=2120672] |

QUOTE(Natalie88 @ Mar 29 2011, 06:46 PM) I see your point, thanks GuanHo, as my dad said, Cheras south has huge growing potential since there has big chunk of virgin land fronting of grand saga highway, can see it'll be future catalyst of Cheras south. We prefer new concept bungalow by taming mutiara but concern on the limited accessibilty from inside Sg long, that's why now consider Bsl or Tp? Twin Palm was really great!! Resort living experience.. But now the amenities was so so limited. Personally I like Twin Palm the best compared to Bukit Sg Long, Taming mainly due to the access road even though Twin Palm has to pay toll to exit. At least, there will be no jam. I like Twin Palms environment. As you said like resort living environment. Their recent launch of Maya is fetching at a minimum price of 1.3 million.Pro and cons, In terms growing potential, superb!! In terms of accessibility, big room for improvement!! Or another 5 years till the mrt project was completed. In terms of amenities, go to nearest bmc or c180.. Pls share some ideas, Twin Palm, Bukit Sg Long or Taming Mutiara 2 The Pearl? For invest or for own stay also can;) |

QUOTE(madmoz @ Mar 30 2011, 09:49 AM) Photos don't do the place justice. You have to be there to see it for yourself. A warning though, many who makes the trip out of curiosity end up buying a unit Yeah Twin Palms price does not appreciate very fast. For example their Areca Semi, started from 890K, till the day before Maya is launched, it is priced at about 1.05 mil. I do not know what's the reason.Prices at Twin Palms might not have appreciated as fast as other similar developments, but within its price range, it is imho one of the better places to choose for own stay. But as what you said, whoever makes the trip out of curiousity will end up buying haha. Just fall in love with the environment. The toll thing and location aspect, I will jsut forget about it. QUOTE(homeanalyst @ Mar 30 2011, 03:03 PM) Hi.. Im considering these areas as well last month.. Any update on the psf pricing between TP and BSL as of today? Is the access from BSL to Silk Highway still in progress? My update from the BSL salesperson last 4 months was that the negotiation is in progress. Hmmm I did not pay too much attention to BSL pricing but for TP, is around 330-350 per sqft for Maya semi D. Hmmm what kind of access from BSL to Silk Highway??? I thought there is already an exit with a traffic light?? |

Yeah more and more positive news is happening at Sg Long area. I think this area is worth investing as their property price is still considered affordable though the BBB mode is somehow spilling over to this area.

I would definitely want own one if my financially afford for it.. Its just surrounded by bunch of green, fresh air in the morning.. phewww.... in love with it... although there are consider far from commercial area.. But wait till the land fronting Grand saga highway well develop.. Twin Palm will be the best option with the premise u have fat wallet.. haha |

QUOTE(Rmarkz @ Apr 4 2011, 02:44 PM) Yes, bloody nice environment!!!!! Not fully sold yet.. I think remain 15 units.. Not sure the exact figure.. But it's not crowded there when i drop by yesterday.. Where Eastpark 72 was busier... For Eastpark Semi Dees, it's difference pulling factor compared to Twin Palm.. Nearer to commercial.. And the private sky garden was pretty appealing too.. As of now, as I know so far, most of the people who are aware of Twin Palms actually have very good impression of it. However, the sales there is not really good. If the project is in BBB mode, I believe all the units will be snapped up within a couple of days as their available units for each release are very limited. I am quite puzzled. In terms of living environment, security, concept, house design, facilities, I would say Twin Palms have it all. Is it because of the location and toll issue that is deterring the potential buyers?I have been to Eastpark 72 show house as well. The semi-D design is good as well. But it is a bit too pricey, at least 1.5 mil and above. To be honest, the surroundings is not that good, a mixture of low cost/end residential and shop houses. Though is close to the commercial area but it is very congested to get in or out especially peak hours. The SA is super duper lansi. He does not even bother to come and explain the project, glazed at you like telling you 'Just scram off, you poor miserable guy!!' |

QUOTE(Rmarkz @ May 5 2011, 09:10 AM) There are quite a number of development plan inside Sg long, but most of them have yet to start materializing.. Sometimes it's kind of doubt whether it's true or just another hoohaaa promises.. We will see.. What kind of development are you referring to? Any commercial development? |

I got the 2 storey semi-D unit (Areca phase). There are still some remaining 2 storey semi-D units if you are interested. Which unit are you planning to get?

QUOTE(allin @ May 13 2011, 04:05 PM) Plan B is to get a SD coz will move in with bf in 2 yrs time. I know there's a new SD lauch called Maya. will pay a visit to Bukit Sg Long too. they soon will launch future development after BSL 5 superlink terrace, SD i hope. will check both out. Good luck in your house hunting. If you are looking at G&G projects, you may also pay a visit to Jadehills by Gamuda, at Kajang. It is also another nice project. In fact, Twin Palms address is in Kajang as well. |

QUOTE(yamaharbx @ May 16 2011, 11:44 AM) Congrats naleh33! When are you moving in? Thank you. My unit is still under construction, probably will be ready by mid or 3nd of 2012. I tot you went over to check out Jade Hills. So what made you choose Twin Palms over JH? It is quite a difficult decision to make. Pros of JH over TP ============ 1) In terms of the greens and landscaping, JH wins hand down. JH has lots of different environment themes which make the entire environment very unique and comfortable, making you feel like living in a undisturbed yet modern forest with facilities. 2) It has other toll free alternatives to reach KL. Pros of TP over JH ============ 1) In terms of structure design, I prefer TP which is more modern looking including the clubhouse. 2) The pricing is cheaper than JH. For the pricing of a cluster unit in JH, I am able to get my semi-D unit in TP. 3) This is my own perception. TP still gives me a feeling of being in Selangor area even though it is under Kajang jurisdiction. For JH, one of the route is to take North South highway which gives me a perception that this area is out of Selangor. In short, it feels like TP is nearer to KL. 4) JH still does not have a showroom for cluster and semi-D for me to visit. 5) TP is much more mature since the residents have stayed in TP since year 2009. |

QUOTE(Rmarkz @ Oct 17 2011, 03:29 AM) Just moved to Sg Long nearly a month.. Usually I take Sg Long exit to !id Valley. 7.05am get going from house, 7.40am reached mid vally.. Enjoy staying there.. Such a good environment compare to my previous stay in Damai Perdana, the pum and traffic light is killing me when on the way out to work from DP. Where Sg Long way better, except have pay tolls. But worth it!!! Move in to TP already huh |

QUOTE(PPZ @ Oct 20 2011, 08:44 PM) Houses in Sg Long has affordable and expensive range. Projects like Desa Budiman is considered very nice and still affordable if you compared with hot areas like Kinrara and BJ. And you have the high end range like the bungalows in Taming Sari. |
