Hi.. Im considering these areas as well last month.. Any update on the psf pricing between TP and BSL as of today? Is the access from BSL to Silk Highway still in progress? My update from the BSL salesperson last 4 months was that the negotiation is in progress.

Hmmm I did not pay too much attention to BSL pricing but for TP, is around 330-350 per sqft for Maya semi D. Hmmm what kind of access from BSL to Silk Highway??? I thought there is already an exit with a traffic light??
*
she said its a proposal pending for some authority approval. there will be an exit from BSL adjacent to silk highway. the exit with traffic light is which exit? check the link below, is the area where there's a dead end between taman taming 5 and BSL 1.

And I like TP the most! but its above my budget still.. sigh..

both still "affordable" but the new launch asking price >400k for 20x65.
sub sales for older house price also picking up rapidly recently, my 20x65 at bmc was sold for 395k recently, last year's best offer was just 255k brows.gif

Im new to Sg Long too, in fact haven't move in yet, now my house under reno..

From what i have seen, there are not less than 5 on-going residential project in Sg Long,

1# Hao Residence (Semi Dees & Bungalow) beside Sg Long Clubhouse
2# New Palm Walk? On the hillside
[attachmentid=2129740]

3# Twin Palm Maya (Semi Dees) beside Sg Long Silk Highway
[attachmentid=2129743]

4# Tamming Mutiara 2 & 3 (High end Bungalow) Inner part of Sg Long
[attachmentid=2129744]

5# Desa Budiman (Superlink) Inner part of Sg Long
[attachmentid=2129744]
Future residential projects:

1# Malton will build high-end residences on a 67-acre site worth a gross development value (GDV) of RM330mil

2# Dijaya going to launch Tropicana Sungai Long, the guarded project will comprise three-generational homes including 3-storey semidees, 3-storey zero-lots, 3-storey superlink homes and apartments on a 26.8 acre site. It will be developed ove two phases in four years.
And yet, BMC and BSL still have loads of land yet to develop, where this two township in Cheras South have real potential, the only issues now is the massive traffic flow at along the Cheras highway, once MRT completed. We cannot imagine how far this Southern Cheras can go... In terms on the property value:)

Aboves was my 2 cents.. Correct me if im wrong biggrin.gif

just confirmed with my cousin sis, there's only terrace or SD or bangalow lots available in BSL.. if im looking at long term investment i would prolly go for condo or serviced apartment which i hope the rent return sufficient to cover the mortgage installment where at the same time can benefit from minor cap appreciation.

@ rmarkz

you were saying that Dijaya is going to launch some apartments over 2 phases in 4 yrs time.. if i would like to know more, where can i have the details?

Dijaya will launch landed properties, but I'm not sure whether high-rise will be in their plan not..

But u can easily get more in depth information by google "Tropicana Sungai Long"

Share a link from thee edge property;

they do!

“The semidees, zero-lots, bungalows and superlink homes are middle-upper-end developments. We do have an apartment component of 180 units but that will be in the later phases. The whole project will have a GDV of RM180 million to RM200 million,” Tong tells City & Country.

but not sure an apartment with 180 units is considered medium or high density. anyway real big thanks for sharing this!

In fact, I'm interested on invest one unit apartment from Dijaya to hedge against inflation, the premise its justify with price tag. Furthermore 180 units apartment is considerably low density..

Home analyst;

So now u make up ur mind invest on high-rise rather than landed in Sg Long?

You will be shocked if u notice there are not big variance in terms on price within Freehold n Lhold ds in Sg Long.. Roughly speaking, there are only few pieces of leasehold land within self this integrated township, but there are just walking distant to current secondary school and if the future Sg Long primary school project fall into place and groundbreaking expected in few months time.

With MRT news, major landed have appreciated 20 to 40 percents in both Sg Long and BMC.

With SRJK C SG LONG news, after so many authorities n local residence craving and fighting for it. Personal assume the property value soon will appreciate another at least 15percent again..

But aboves is only based on my personal view, no actual research backing de.. Come come, every one pls share ur view too thumbup.gif  thumbup.gif  thumbup.gif

@ Natalie88

prolly apartment rahter thand landed cos im eyeing on long run investment return i.e. rental income rather than 1 off cap gain. but then the apartment is not going to launch so soon since it said its later phase over 4 yrs. so prolly will look at other project as well within this time frame.

and, you were saying with MRT news, major landed has appreciated from 20 to 40% in both Sg Long and BMC. I barely remember that the MRT news was announced in mid 2010, i will be shocked if it increases 20% in half a yr.. kinda regret didnt listen to my cousin sis and buy BSL 5 last yr.. cry.gif

Regarding the SRJK C in Sg Long, if it materializes, it will be indeed very very very welcomed and good for us staying in Sg Long/BMC. Hope it's not another pre-election manifesto, like how it was promised by the previous MCA president Ong Tee Kiat before the election last time. This time, even though they (MCA Chua Soi Lek) said the $$$ will be allocated to the schools, they have NOT sign anything yet regarding confirmation of the school.

Next general election prolly by 2012 or latest by 2013.. that's another 2 more years down to road..guess hardly can see any sand or brick or cement on the ground in 2 yrs time maybe.. sigh..
