agree!!! went to have a look, they didn't stated clearly is a G&G development hmm.gif hmm.gif and the access road is quite bad.

went to their semi-D @ cheras vista site too, location thumbup.gif but was told the price will be 1.2mmin rclxub.gif

yes, i've got the chop & sign offer letter from PBB, they lock thier rate for me at BLR-1.9% , the letter is dated on 15th Apr 2010. i told them that not sure about the launching date yet when they approved, but they'll definately lock this rate till i pay my deposit & get the sales form from developer.

Frankly speaking, its a reasonable rate as of today..however, the rate is very low considerably that you have locked it 3 weeks ago..from wht my fren who works as an outsource mortage consultant told me, OCBC and alliance was offering -2.2 to -2.3 2-3 weeks ago...

Block C is a good one...everyone was waiting for that block..it means u had actually book the unit quite early...
-1.9% is kinda normal nowadays but i know there are -2.0 to -2.1% around....
actually the rate depends on your scores rated by the bank.. the rate varies individually eventhough from the same bank..

looking at the layout there is only one entrance and one exit..i guess it is G&G...access road? there are 2 access roads to there ..which one u referring to?
yup... cheras vista is nice.... coz u r looking at the completed version...
cheras vista wasnt so popular before built.. more or less like DB now... smile.gif

about security.. since this phase is low dense and it has separate entrance to the bungalow unit...and the new few phases has separate entrance...i guess this is one of the plus point... abt security more or less is the same everywhere in Malaysia... to really know whether the security is good or not... we will know after all the units had been occupied..if no big news than i guess it is good laugh.gif

low dense with only 75 units share one entrance and beside bungalow lands and with the nice taming mutiara semi-d just around the corner...definitely DB will not be lesser in term of quality and design than cheras vista..
just my 2 cents...

design , quality, concept and landscape does not match most the customers requirement nowadays......those houses by the developer had gone into the drain..
and the developer image also tarnished....

so back to the same basic.. usually good things will be on high demand and bad things will be over supply..
do not design your product on what you want but design a product what the customer wants..
nowadays.. most of the buyers want concept similar more or less like vista cheras or taming mutiara..nice GnG and good design with great landscape..
this answer why tanming mutiata can fetch a over premium price today as compared to the surrounding existing developed project...

ohhhh.....then it will not only concern to Block E and F... I am afraid it will be concern to all the houses there ... sweat.gif
but nowadays... the plant gota be closed type and no longer open air..
furthermore it is kinda quite a distance from the DB in actual side..
so shouldnt be any concern unless it got exploded cool2.gif
or else DB wont be sold out so fast....
the sales results were beyond developer prediction.. they didnt even have enuf time to print the brochure and almost sold out.
Only left few corner units and one intermediate unit....
good luck to all DB purchaser...

corner of desa budiman is asking for 700k+? There is 1 corner unit at Bukit sg.long with 20 ft land selling for 760k now.

The OSD and MTP will be fenced off..unless the children breached the parameter by opening the drain cover climbing down the drain to reach the OSD, it would be too premature to even deem it to be dangerous to the children.. Or else it wont be called a G&G project..For those who r not sure it is G&G, i believe u guys are not the ones who register for this project as G&G was clearly stated in the registration form..

yup agree... it is quite a distance.. and all drain is covered... really unless the kid open the drain cover..
about GnG.. it is clearly stated over the net and the brochure too... with free 1 year

OSD is not a drain, how to cover a POND?

Look at the b'glow fence, its wire mesh not solid wall, that why i say need proper maintenance. Not here to say something bad on this project, but u guy who booked really need to consider twice on this MTP before signing the s&p, as i said there are better choice nearby and ....

i think what he meant was..since it is fenced up..other than opening the drain cover.. there is no other possible easier way to get near to the pond..
well i think the fence it quite solid built ..judging on the fence built around the bungalow unit...
even a solid wall or solid wood or aluminum or Stainless steel gate still need proper maintenance.... i guess.. the question is just the frequency... but considering ventilation of the whole landscape.. some developer will somehow opt for fence type perimeter
so what do you suggest for perimeter fencing.. the best method to be adopted for new housing area?

shakehead.gif , when did i say the OSD is covered!?I say the drain is covered! the OSD is located outside the area where the 75 units are located...since the 75 units are G&G, means the only access to the OSD is thru the drain in the housing area...do u get wht i mean?some1 needs to get more english lesson.

Agreed, the fence that PBSB used were similar to the design of the fence used in majority area in Singapore. it would be best that trees are planted around the whole housing parameter to boost the tropical feeling as wht shown in the registration brochure...
