how was the response for this property launch last weekend? anybody know how many units sold?

its quite expensive, the cheapest is around 250k. for Type C. 450sqft +-

RM555/sqft ?? How can it be more expensive than the already proven location like Setia Walk in Pusat Bandar Puchong ?

500++ per sq ft ... got early bird 5% discount ... good thing you can top up $$ 20K-30K to made the unit exactly like showroom. About 1/3 of units sold especially 450 sqft facing putrajaya all sold except for the lower units which maybe cant get the putrajaya view ... do you think it is expensive?? but it still sell .... wondering why ....

well if u want me to be precise, its

Type C - 463sqft
Type B - 639 sqft
Type A - 906 sqft

and if im not mistaken, C starting from 240k, B around 300k, and A is around 400k? im not sure about B and A thou. But C is im pretty sure that is the price range.

and yeah , add twenty plus minus thousands to get the fully furnish.

well i think its quite expensive.. but much better location and trust-able compared than D'Pulze in the same price range.

At least shaftsbury is already starting with construction, meanwhile D'Pulze...nothing happening there, and the show room is a small cabin - _ -" which really make me wondering about their capability in building such a development. Yes, D'Pulze promised a cinema, mall and much2 more..but if u visit to D'Pulze and then u come to shaftsbury or even Garden Plaza (Mah Sing), they all started their construction works and it seems like a reliable developer. thats my 2cent.

Yeah ... I also doubt that D Puzle whether they can finish the project ... After visit shaftsbury i went to D Puzle . they just built a few cabins and nobody was there beside the sales man ... how can they convince people to buy their property ??

We booked this unit in Sept. There were supposed to be 2 parties to this purchase. The other party has decided to pull out. If we can realise some gains now, we'll do so. Otherwise, I'll buy over the other party's share....

The price is too high.
What is the expected rental return? Around RM2k for studio unit?
Most workers in CBJ are young Malaysian working the shift hours as most of the MNC have setup the global support centre in CBJ. If each of them earns RM3k a month, will they fork out RM2k for accommodation?
Even if two person share unit and one person for out RM1k, it is still ridiculous.
Foreign expats? We know they like entertainment especially social night life but CBJ is under Sepang which is rather restrictive. For e.g. there is no restaurant in CBJ allowed to sell pork. Don't think they will let pubs thrive!

For investment, I don't think it will yield good returns. You will eventually be forced to rent out at RM1500 or lower and risk having it vacant.
However, if for your own residence, this price is good since it looks like a quality development with reputable company and financier. That's if you are the kind that looks forward to coming home to a nicely furnished home.

I was working in CBJ from year 2007 to 2008, then my company moved office to KL. Recently, I have moved on to another new company which is based in CBJ, so I am back in CBJ and happy to be back smile.gif

I have opted to put my investment at Domain 3. Completion is end 2012 and I have yet to decide if I would stay and rent out.

Good developer and quite good location but the price is steep and not sure if can find people to rent. Might grow in 5-10 years time though?

Worry too many around, once build the owner starts to throw the rental in order to attract tenants. moreover, there will be more medium cost aprt type to be coming out in cyber... what do u guys think?
