QUOTE(williamlcs@gmail.com @ Oct 3 2010, 07:22 PM) Gone to the sales office, and looked at the model. It doesnt look exactly the same as what we seen in the brochure / website for residential block. how much for booking and how much is the apartment cost u?However confirmed by the staff that they are re-designing it, and hope to replace the model soon. The show room will be ready too on 9th Oct. Buyer can then decide if they want to convert to fully furnished as per the show room with additional top up. I think the location wise, the land is quite strategic, but we are paying premium now about 450 per sqft. On top of that, by 2013, at least 3 residential developement will be ready. What do you see in shaftbury that makes it having competitive advantage to compete. - Garden Plaza (Mah Sing) - D'Pulze - Shaftbury Square I booked a unit for 1 bedroom at lvl 12. Do you think can get 2k rental per month? and is there any unit lefts? |

well if u want me to be precise, its
Type C - 463sqft Type B - 639 sqft Type A - 906 sqft and if im not mistaken, C starting from 240k, B around 300k, and A is around 400k? im not sure about B and A thou. But C is im pretty sure that is the price range. and yeah , add twenty plus minus thousands to get the fully furnish. well i think its quite expensive.. but much better location and trust-able compared than D'Pulze in the same price range. At least shaftsbury is already starting with construction, meanwhile D'Pulze...nothing happening there, and the show room is a small cabin - _ -" which really make me wondering about their capability in building such a development. Yes, D'Pulze promised a cinema, mall and much2 more..but if u visit to D'Pulze and then u come to shaftsbury or even Garden Plaza (Mah Sing), they all started their construction works and it seems like a reliable developer. thats my 2cent. |

QUOTE(proproperty @ Nov 8 2010, 11:34 PM) SS is the best investment with highest potential. Just checked with banks and developer...McDonald is pulling out from D'Pulze and move here with 3 retail shoplot confirmed. CIMB and Maybank (near Old town) is confirmed will move here as well. Others like Secret Recipe and some high end mamak from shops behind D'Pulze confirmed move here also. Some pubs will be there since SS is non-halal place (confirmed. but not sure about selling pork). QUOTE(worgen @ Dec 7 2010, 11:46 AM) How is the pricing for balance units? Any increase in pricing? Last week was told there will have some increase. Amazing, price already breach RM500psf in cyberjaya! And now still want to increase some more? agree, with 4-5 new apartments/condo coming in...im not to sure whether is worth it.. MMU & LKW dont have that many students, and for office..well i can say d no of houses will be more than no of employees? |

QUOTE(property101 @ Feb 12 2011, 03:04 AM) could be many reasons bro, apart from the one mentioned above, also maybe: yeah perhaps, btw how ur shah alam investment? do pm me if u have any other question. got struck down by fever last few days. failed to get expected MOF found better deal feel insecure on an investment that potentially fight with thousands of other similar unit either rental or subsale upon completion a change of strategy in investing get scared by property bubble ... yeah u give alot of good reasons there. Maybe some lured by sweet talking salesman, but when got home.. feel cannot afford / or dont want to invest in there. So its good not to go there and straight away book (which salesman trying so hard to make us to do that). go and come back 2-3 times. the unit will be there. and dont worry about sticker-games. its just a tactic. |
