Spoke with the developer today, informed that 80% sold for phase B.
I was informed as well on the MSC status, but to my knowledge, it's a Enterprise project. not sure how true it is on the MSC application

What I understand is there are a lot of people not renting there. They rather stay somewhere further like Puchong instead. As for commercial units, it seems a lot of shoplots are basically vacant. Only big MNC are occupying the big ones. Are you sure its a good buy?

You were right...previously most workers in Cyberjaya stayed somewhere further like in Puchong and Seri Kembangan because there were no affordable landed properties near Cyberjaya. However recently the cloverleaf interchange to Nusaputra was completed (see map below - circled in red).

So from now on we can expect more Cyberjaya workers to stay nearby. These nearby developments (only 4km from MMU) such as Nusaputra, Amanputra & Putra Perdana are affordable and cater to middle-income people. For example properties in Nusaputra (G&G) are selling for only RM200/sf (built up).

Gone to the sales office, and looked at the model. It doesnt look exactly the same as what we seen in the brochure / website for residential block.
However confirmed by the staff that they are re-designing it, and hope to replace the model soon.

The show room will be ready too on 9th Oct. Buyer can then decide if they want to convert to fully furnished as per the show room with additional top up.
I think the location wise, the land is quite strategic, but we are paying premium now about 450 per sqft.

On top of that, by 2013, at least 3 residential developement will be ready. What do you see in shaftbury that makes it having competitive advantage to compete.
- Garden Plaza (Mah Sing)
- D'Pulze
- Shaftbury Square

I booked a unit for 1 bedroom at lvl 12. Do you think can get 2k rental per month?

3 weeks ago, for phase 1 they have only like less then 5 units left. Now, I am not sure. Probably you can call and ask.
I booked mine @ 293, 900 for 639 sqft level 12. Think this Saturday their showroom will be ready, and probably phase 2 launch as well.

the developer told me that since the SOHO / serviced apartment meets all MSC requirements, the goverment will award the MSC status for the SOHO/serviced apartment as well . Anyone can advice how true it is?. I called MDEC today morning and they told me that shaftsbury haven't submit any MSC application for this project hence they don't want comment anything on this project.

the developers always say will get msc status, but most of the buildings are not. so if you buy on that basis, you better have a plan B.

this building's location is not very central to the unis/food areas. if you dont have a car, you're screwed. the bus service sucks and might be stopped soon. problem is that ppl will prefer to rent closer to the shops/unis like domain etc.

Wow! Glad to see the thread I started is still going strong after so long. Basically I wanted to get a few units here but after checking, I have my doubts. It might work to your advantage by flipping it to the next guy but in terms of rental, I don't think it's gonna be easy to rent out.
