This is what they told me, official launch on next year JAN. But actually for the most the project, they will do like this one ...do the soft launch 1st, then after that will be one oficial launch. Then when the time come to official, less unit can choose and the price by right will be increase abit lah.

Tandem got 2 type ? well, i think my one is inside building gua ...cuz i dun want the parking open air one ...wanna fully covered. too bad there is no available car park for sale, if not , i will buy unit wth one covered card park + one addiitonal car park.

now not consider launch ???? what is means by official launch ? iproperty.com.my aldy got the advertisment..Tandem parking oso got 2 type, 1 is in front is open air,behind is inside building,  second is all in building...actually their parking package is confusing.

they will complete in 3 year ...start construction , developer oso can sell thier unit ...
this developer is build DUKE highway... and boss is Hishammuddin Hussein's brother , got project in Mont Kiara.

u better ask ur agent regarding ur parking , if sign s&p d, u cannot change unit.. u can see the model, middle is parking lot...u can see got open air parking in middle floor but not the top floor...

i cannot give any comment, if all on your decision .. actually i buy this condo in batu caves, got some ppl ask me dun buy. but final decision depend on me, i like then i buy .hoho...somemore i not yet tell my family..i know that my parent is dun like condo style and located in batu caves.. but i can accept batu caves lah, go KL ok mah 12-15 km......pj oso near...

ye lah..my parents also say like that.. that y i try to survey terrace at sg buloh. got one unit.. but, far from my office at kl.. wah.. pening la to choose which one.. hmm.gif

yeah yeah, just called and asked the Agent ..
he told me , the car parking lot of my unit is both covered one. :-) thanks for your reminder also ......
In fact, i am waiting for the extra car park ...if can , wanna to buy one more covered car park ....

Well, Both unit pricing is almost the same. Previous booked Semarak unit have better car part type both covered, facing pool and the Batu Cave hill plus its 25th floor. Remember 1 level would cost you around RM1k more. Also Semarak unit is fully tile (1.5 x 1.5) while Penaga (2x2) and bedroom is laminated wood.

But my main concern is 3 thing, not really a concern just bugging me.

1) Imagine every day and night you open your window and you are seeing the big mountain facing you. Its just like the whole rock pushing on me. Kinda have effect psychologically.
2) On the right of Semarak pool+hill view, you'll see the non operational YTL cement plant but currently used as storage place. Kinda an eye sore to me. Ask then and they said no idea what YTL gonna do to it. But my guess is they gonna take it down sooner or latter.
3) There will be a temple in front of it. Across the road after the town house. Just that I prefer forest with Genting view more.

About the upgrade, so its mainly an option for you to upgrade the tile to full height plus many more. Hmm I'm interested maybe might give them a call on this.

1 more thing about this condo is the cost of ownership is low. 3% after discount of 7% which translate to around 7-8k. If you are bumi lagi best. 10% discount. All you need is just Mykard and off you go to purchase a house. Like buying vege at pasar only. thumbup.gif Hmm even cheaper, you don't pay a single cent.

Hmm..sometimes we really cannot consider so much and think so much .....since everything wil have pro and cons ....
but i believe Taman Raintress will be a peacefull area ...hopefully .....
also hope the new shops project (Kenneison 23) nearby the KTM stesen there can start soon ...anyone know the progress for this project ?

Too bad to know that, security wise is not as strict as other condo ...since only got one car access at main entrance. It not like other condo which some have 2 tier or 3 tier card access, from car park to lobby and from lift to home. What do you think ? Agent said, wait for everything completed, can ask management office to implement this ....

yes, only 1 security access card system. after everything completed, we need a strong JMC ...then only can implement this but...maintainance cost need pay extra d...at least need majority agreed this else...waste time...my gf is working on sunrise condo management team, she clear enought on this.

Why this Kennesison 23 is Freehold ? but Taman Raintree is Leasehold ??? Both is in same location ...

KL any road , u walk oso danger .i think is any road in Malaysia..... u better park ur car at station there next time ...spend RM0.50 petrol + Rm2 parking is better..

I believe after 3 years , the road access will be better and wider ...
security wise ? hmmm.....as we know..nowsaday everywhere also not safe and need becareful all the time ...

I have booked a unit at semarak condo and my loan has been approved. but not yet sign S&P.

I get 1 covered + 1 sheltered car park, is it possible that i can request got 2 covered car park?
