then will u guys visit the site again ?
after the flyover complete at the main road there , how the traffic look like frm MRR2 (Kepong site)? i still cant figures how to access ....unless after down from flyover and need u turn ?

this is unfair
i only get 1 covered parking with semarak
they offered additional carpark covered @ 15k or open 7.5k.

is it u choose the unit come with 1 parking ? if early you can get 2.5k for open, now u can 2 parking unit...if you not sign s&p , i believe u can buy car park ... worth...next time u sell your unit oso can add in 15k... after get strata title , cannot buy any parking from developer d , then those unit got extra parking is can get higher value.

i buy semarak unit
that time they only offer 1 covered parking for any unit.
few weeks ago they send offer letter for additional parking.
but covered one cost 15k
i also think at least need 2 parking for better value in future

anyway what u think of this project
a go or no?

from what can see now, is after flyover, u need to u turn from gombak, if from kepong, you can turn left after the big roundabout...main road should be ok ...

i choose this because i want "true" residential feel, not like behind kepong or carr4 area ...so many shop lot..

if you can affort , just go for extra parking.

very confident to this developer, have u see thier mont kiara project ?

Got 2 bank rejected my loan but not developer's panel bank...they push me to 1120 park venue...haha

i hope something will be done to the main access road..
the condition now is not so good

their mont kiara project is elite one

after the main road , left hand site will have new construction, which developed by Bolton, is shop lot..hope they can make it better
is it only hlb approve ? ..i think agent only submit my case to hlb...no others banker call me.

i was booking semarak condo on last nov.. but, the completion about 3 years from now. let say 2013. wahh.. so long to wait to get that condo.. that make me thinking and thinking.. do i proceed or cancel it... rclxub.gif

Raud, i just placed a booking today .....

i book level 18, Penaga Block, 1098 sq with the amber parking one ..
after discount is abt 216k.....

no more 1000 courts vocher or lucky draw .....

No more courts voucher nor the lucky draw as its only valid for buyes who place the booking before 7th Dec 2009.

I myself is buying an unit. Penaga facing genting view. 20th floor.

Hmm according to my car speedo, raintree to KTM around 600m.

Initially I made a booking for Semarak 25th facing pools, 1098 sq ft. with 1 sheltered + 1 cover car park before discount rm238,980

Just make the switch to Penaga 20th facing hills, 1098 sq ft. with 1 covered car park + 1 open. Price rm237,980

Semarak few units left plus minus 10 units, mostly facing pools units. Facing selayang especially 900++ sq ft I think s1 unit available which is level 7 if my memory serve me right.

BTW what is the upgrade option. Mind share with us? They never mention thhis upgrade option to me.

I also did ask them this question. Majority of lower unit is taken up by bumiputra while chinese purchase unit mainly toward higher level. Percentage of Indian buyers is around 20%.

Don't quote my word on this as this is what I was told. Surprisingly when you consider the demographic of Batu Caves.

Raub, i choose the unit facing hill which can view the Genting....and not facing swimming pool. And i choose the unit wth Tandem parking ...

Well, according to them, official launch for this project will be on 9 JAN 2010.

seydee, y u choose to facing hill ? only 1k different, u can get a sheltered , swimming pool view and higher floor.
regarding the upgrade package i oso not really clear, u can ask agent.
I duno why they not so push us to upgrade, keey saying not worth...i just know upgrade all the tiles, kitchen cabinet , upgrade 2 bath room ...actually is worth, just i dun have budget.

now not consider launch ???? what is means by official launch ? iproperty.com.my aldy got the advertisment..Tandem parking oso got 2 type, 1 is in front is open air,behind is inside building, second is all in building...actually their parking package is confusing.
