U choose Semarak or Penaga  ?

Pro
1. New KTM station, about 500m away, 10min walking distance. (I never take KTM)
2. Decent design and facilities (nowsday mostly condo design oso like this)
3. Affordable price (expensive a bit because is leasehold)
4. Nice view (hill view)
5. Consider near to KL ( 9++ km from Mont Kiara,  15++ km from Sg Wang)

Cons
1. Templer nearby (no comment)
2. Leasehold (yaloh, scare no resell value)
3. Small road and quite congested area (developer said there will be an alternative road behind and govn will expand it, not sure govn will do it or not but the road is there.) (main acess should be ok, steady ...developer is umno relative, no problem no load )
4. Got high tension cable nearby .. not very near but can see it. (u can see in mont kiara oso but oso selling expensive price).

that time Penaga block is open for sales ...
do u get the additional car park ?

u may get semarak unit because penaga is expensive 10k above ..for 1098 / 1206 sf

I did see the sales chart, semarak left unit can be choose .....
so Penaga unit ..facing swimming pool is expensive than facing hill one ....
i think facing hill one can see Genting .....

Raub, what do u mean by Shuttle car park ?
how abt the loan ? u load from which bank ?

My semarak unit only have one cover car park. If top up RM2500 can get two open car park. At last I still remain it as one covered car park. Only Penaga they start to give additional car park with various package.

221k is b4 discount. After discount is 206k++. Only one car park. My unit facing swimming pool and batu cave hill. Sales person said balcony face hill is good in feng sui. Mean got people backing you. tongue.gif

Currently i applying loan from EON, RHB and Hong Leong, in fact, not much we can choose because just 4 banks we can choose.

Cover Parking = inside building
Shuttle Parking = is open air but got cover
open = apa pun tak ada

they will apply loan for u, hlb - 2.0 best d.

from batu cave to Mont Kiara only less than 10 minit , even jam oso maximum 30 minit....many company will move to there d, hehe, my company oso will move to solaris dutamas next year jan. 100 ++ level building new build on there (MTRADE) oso lah ..

U can see the Dutamas condo price, Jalan Ipoh ...almost 300 k ...Anggunpuri in Dutamas, 800 sf ..need Rm250k d..jalan ipoh Viva 840sf, Rm280k...
for me, the next area is selayang or batu caves.

the apartment just beside semarak ...asking price 175k...launching price is only 90k....i think semarak / penaga can easy go to 300k - 330k

Hmmm.....i also think of this point too ...the apartment last time selling 100k and now can sell 170k ....but wondering got ppl buy it or not .....
anyway, will go and check this Friday ..if feel ok , will made a booking ....

Dont think so much lah, pay 3% ...but need to pay interest during under con...
jalan ipoh , jalan kuching condo can achieve 300k ,

selayang spring oso 260k ++, magnaville 300k ++, Symphony Heights phase 2 260k ++, still got another block phase 3 not launching yet, then gombak , park avenue 255 ++ ..almost same square feet...

Once you get the loan offer letter from bank and decide to sign it. You need to let your sales person know and he/she will arrange for S&P signing. Besides, are u entitle for the court RM1k voucher?
