wondering is it good investment ? since it near to the new KTM commuter station. Selling price is very attrative and has a decent design. Any opinion will be welcome.

seem like very good concept but not much we can get from the website.

what is the square feet? lease or freehold? price range? number of block and units? facilities?

seem like they are several other service aprt/condo development around the area too , sure got competition in term of rental yields.

What i know is they have 3 types, 926(from 160k) ,1098 (from 180k),1206sq ft (from 200k). There will be 2 blocks with total 684 unit.

hey... i'm actually helping out there at the site office during the weekends.. u can have a visit to the show house at the site office.. it's located exactly behind batu caves temple.. just go straight till the end on the road beside the new Batu Caves KTM station..

the show house looks really nice and the condos are selling really fast.. the feedback is really positive.. Within 2 weeks plus, almost 200 hundred units have been sold out..

Have a visit to the site to have a look at the show unit and the surrounding.. There is a mini show model as well where u can see how the condo & surrounding will look like when it is ready together with the clubhouse... Be quick, or more condos will be sold out with the remaining units at levels above 20.. hahah..

we go thru Jln Sg Tua and then turn right to Jalan Laksamana2...Is that correct?

Erm.. That day I went there via Jalan Batu Caves, just turn in when you see the new KTM comuter station and go straight to the end will see the site. No need take Jalan laksamana2. From what I saw, the new KTM comuter station is nearly complete, now they are working on the rail track. Not sure exact date for it's operation.

You didnt ask the sales person there merh...they may know things that we dont know....

According to them, it will be ready mid of 2010. But i think it sure will be ready before the condo completed. Don't worry about it la. I don't think KTM will abandon the new KTM station in this stage as it already nearly complete.

Someone told me the price has increased with additional carpark. Furthermore, the project belonged to politician brother. The politician is Umno Youth CHief Hisapmudern.

I just book an unit. Currently still waiting for bank loan offer letter. Basically there are pros and cons about this project. Anyway, i have made my choice.

Pro
1. New KTM station, about 500m away, 10min walking distance.
2. Decent design and facilities
3. Affordable price
4. Nice view
5. Consider near to KL

Cons
1. Templer nearby
2. Leasehold
3. Small road and quite congested area (developer said there will be an alternative road behind and govn will expand it, not sure govn will do it or not but the road is there.)
4. Got high tension cable nearby .. not very near but can see it.

How far are the building from the limestone cave?

I think got more than 500m. Coz the condo is behind the town house, and infront of the town house, still have a road. Across the road, still have a empty land.

that 1 is ok ...not very near ..u can go to see the Park Avenue, Gombak...selling 250k ++...just in front the limestone cave..

3. Affordable price (expensive a bit because is leasehold)
4. Nice view (hill view)
5. Consider near to KL ( 9++ km from Mont Kiara, 15++ km from Sg Wang)

Cons
1. Templer nearby (no comment)
2. Leasehold (yaloh, scare no resell value)
3. Small road and quite congested area (developer said there will be an alternative road behind and govn will expand it, not sure govn will do it or not but the road is there.) (main acess should be ok, steady ...developer is umno relative, no problem no load )
4. Got high tension cable nearby .. not very near but can see it. (u can see in mont kiara oso but oso selling expensive price).
