I have booked a unit at semarak condo and my loan has been approved. but not yet sign S&P.

I get 1 covered + 1 sheltered car park, is it possible that i can request got 2 covered car park?

Hi guys, i wanna know that anyone here who have signed the loan agreement for the hong leong bank already? do really need to pay 1k deposit to the lawyer firm, and in case the project is going smooth, then only they will return u back the 1k deposit?

i'm already signed my spa but not yet sign my loan agreement.

so i wanna know got such thing?

haiz...some more now happen this case, whether the project is going on or will stop? have anyone call to the developer and ask them jor?

Before this, yes, have to pay rm1k as deposit, but after that, some of the buyers said no need liao..pls refer previous thread page.. thanks

i raised abt the security which we all feel the same and hopes tat they can get a few tier of security system. He said he knew abt it and the mgmt is lookin into it including other things as well.there is a purpose they provide wifi in the clubhouse,bcoz they hope tat in future they can upgrade to wifi for the whole condo so tat we can get wireless intercom (security system).at the moment they cannt provide bcoz the telecommunication company quote them a quite high fees.
i ask him wat if gov really stop the projek which he feels unlikely to be happened. he said then the developer will pay all the cost borne by us,including lawyer fees. he feels curious why the Indian buyer only constitute less than 10% of the total buyer since tat area is Indian community.fyi, there are ard 30 families (high rank officers) from bukit aman police station bought the semarak condo.so i guess tat's another thing that we feel secure.
i have made a search on the developer (ratus bayan) and impiana land and development from Registrar of Companies on the companies info but not much info tat i can find. however, tomoro i'll try my best to post up bcoz i nid to scan them 1st...
hope the abov reduce some of ur worries..hahhaha...

Hi guys, in your S&P agreement, does it include the detail of the floor plan measurement like for example like the measurement of the living room, bedroom, etc?

the floorplan in my S&P is simple as the attachment.
it didnt mention the measurement for the bedroom, bathroom, living room and etc.
the ceiling height also didnt mention the height from the floor to the ceiling.
for the floor finished, all is stated "Quality Ceramic Tiles" and it also didnt state the size 1.5 feet. (For Semarak condo)


What i'm worry when the unit is complete is not same as what they have mention.

If want to get the detail of the measurement floor plan, require to write in a formal letter to request from the developer lo..

today very angry..

received call from lawyer firm saying that my loan agreement kena water, spoiled jor.....(like this also can happen, kns) then need me to sign again...

this is not the first time they did mistake, last time when wan to sign the loan agreement, so happen that her car breakdown and cannot be on time for the signing so have to postpone until afternoon time, when she on the way to the sales office, sp happen that the road in front of batu caves there very jam, unable to reach the sales office, after that inform me that unable to reach jor, need to change to other day...then need to postpone again....


and today i just knew that the mail sent out by the lawyer firm, my hometown address also written wrong, that mail receieve by other unit owner, but luckily that owner return the mail to the guard house..and guard return to the correct ppl.


the most angry point is they never apologize...!!!!!

called to developer today, follow up with the request for the floorplan measurement that requested few weeks ago, ask how is the status for that? they said still pending the document from the contractor and dunno nothing....then i was like wtf, how come they dun have those document as they already starting pilling...mad.gifmad.gifmad.gifmad.gifmad.gif
