Dear all,
i phoned up the developer today and spoke to the marketing manager, Martin...i guess we talked for about 20 min...the way he explained quite convince me..

...he knew abt the news,he has all the copies of letter and newspaper excerpt..he asked us not to worry bcoz the government has approved the development..if the government stop them, the company will sue the government and the gov nid to pay them which equal to few million ringgit..he felt tat MNS is refering to some particulars housing development, sunway batu caves and demonlite (cannt remember the condo/shopoffice name jus beside the MRR, in front of batu caves which is under construction now)..
abt the limestone, he knew abt the rules of not building anything 250m fr the hill but he said gov had revised the rules..then he explained to me the stone x fall and the soil is solid enuf (x cause erosion), those condo tat collapsed was bcoz of the soft soil tat cannt sustain the condo and the rock fall to those building jus below the hill.the developer had seek the approval fr Pejabat Tanah Galian or duno wat authority to examine raintree's land. The town hse havnt get CF bcoz pending the approval fr Syabas only (fyi, CF nid to get approval from various authority like MPS,bomba, syabas), not bcoz of rejection from any other authority.they will probably get CF on May.The delay of gettin CF is also bcoz of the developer x satisfy wf some workmanship, so they ask the contractor to repair some of the defects and redo it.
i raised abt the security which we all feel the same and hopes tat they can get a few tier of security system. He said he knew abt it and the mgmt is lookin into it including other things as well.there is a purpose they provide wifi in the clubhouse, bcoz they hope tat in future they can upgrade to wifi for the whole condo so tat we can get wireless intercom (security system).at the moment they cannt provide bcoz the telecommunication company quote them a quite high fees.
i ask him wat if gov really stop the projek which he feels unlikely to be happened. he said then the developer will pay all the cost borne by us,including lawyer fees. he feels curious why the Indian buyer only constitute less than 10% of the total buyer since tat area is Indian community.fyi, there are ard 30 families (high rank officers) from bukit aman police station bought the semarak condo.so i guess tat's another thing that we feel secure.
i have made a search on the developer (ratus bayan) and impiana land and development from Registrar of Companies on the companies info but not much info tat i can find. however, tomoro i'll try my best to post up bcoz i nid to scan them 1st...
hope the abov reduce some of ur worries..hahhaha...
alex- yeah hopefuly we are neighbour..felisa- i guess most probably i will go ahead wf the purchase..
