Anyone know the maintenance fee for Semarak/Penaga condominium (RM?/ per sq ft) ?

Any who is the property management company managing the maintenance for Semarak/Penaga? Thks.

Hi all, any owner who stay here from lauching till now? how is the living environment here? Seems that the ROI here not very high and many complaint is very deep inside and nearby have a cement factory.

Any owner can advise here? Coz saw this projects always have a lot of ppl want to sell out, also the price of property is like not high even though i visited that this area is very quiet and nice, but ppl complaint that not very convenient staying here.

And this project is consider cheap around, but looks like is not good return if rent out, most ppl are like own staying.

Of all the projects behind KTM Batu Caves, only Amara is really walkable to the station. Rest all too far away. And Amara is freehold vs this Semarak / Angsana. Just that the management sucks big time plus with less than capable developer. Thus the price is still cheap. Will need to bet on total overhaul if not price is very hard to increase be it rental or selling price.

I am living in Amara, renting here.

Block B, C whos facing the batu caves are gg one. Every week you must clean up your house very dusty. Block A which is facing Klcc are lucky ones.

Wait u serious no takers at 360k?

I was considering the unit myself last time as 360k is almost like block A market price. If it really went further to 328k I might as well join next time. Gonna hire someone with a drone to look into the unit XD

No all duplex is facing the YTL one. That's the downside.

The price for this condo has dropped tremendously (from 2014).. pity those who buy for investment.

Still wondering why this happened though.
