I did see the sales chart, semarak left unit can be choose .....
so Penaga unit ..facing swimming pool is expensive than facing hill one ....
i think facing hill one can see Genting .....

Raub, what do u mean by Shuttle car park ?
how abt the loan ? u load from which bank ?

they come with few type of car park package
got cover , shuttle, with / without store , open

my unit is come with 1 cover + 1 shuttle .....early bird get 2500 can get a open 1...

u may get semarak unit because penaga is expensive 10k above ..for 1098 / 1206 sf

But mont kiara will impact the pricing at Batu Caves ?
Hmmm.....i also think of this point too ...the apartment last time selling 100k and now can sell 170k ....but wondering got ppl buy it or not .....
anyway, will go and check this Friday ..if feel ok , will made a booking ....

after the flyover complete at the main road there , how the traffic look like frm MRR2 (Kepong site)? i still cant figures how to access ....unless after down from flyover and need u turn ?

Raud, i just placed a booking today .....

i book level 18, Penaga Block, 1098 sq with the amber parking one ..
after discount is abt 216k.....

no more 1000 courts vocher or lucky draw .....

Raub, i choose the unit facing hill which can view the Genting....and not facing swimming pool. And i choose the unit wth Tandem parking ...

Well, according to them, official launch for this project will be on 9 JAN 2010.

This is what they told me, official launch on next year JAN. But actually for the most the project, they will do like this one ...do the soft launch 1st, then after that will be one oficial launch. Then when the time come to official, less unit can choose and the price by right will be increase abit lah.

Tandem got 2 type ? well, i think my one is inside building gua ...cuz i dun want the parking open air one ...wanna fully covered. too bad there is no available car park for sale, if not , i will buy unit wth one covered card park + one addiitonal car park.

now not consider launch ???? what is means by official launch ? iproperty.com.my aldy got the advertisment..Tandem parking oso got 2 type, 1 is in front is open air,behind is inside building,  second is all in building...actually their parking package is confusing.

yeah yeah, just called and asked the Agent ..
he told me , the car parking lot of my unit is both covered one. :-) thanks for your reminder also ......
In fact, i am waiting for the extra car park ...if can , wanna to buy one more covered car park ....

u better ask ur agent regarding ur parking , if sign s&p d, u cannot change unit.. u can see the model, middle is parking lot...u can see got open air parking in middle floor but not the top floor...

Hmm..sometimes we really cannot consider so much and think so much .....since everything wil have pro and cons ....
but i believe Taman Raintress will be a peacefull area ...hopefully .....
also hope the new shops project (Kenneison 23) nearby the KTM stesen there can start soon ...anyone know the progress for this project ?

1 more thing about this condo is the cost of ownership is low. 3% after discount of 7% which translate to around 7-8k. If you are bumi lagi best. 10% discount. All you need is just Mykard and off you go to purchase a house. Like buying vege at pasar only. thumbup.gif Hmm even cheaper, you don't pay a single cent.

Too bad to know that, security wise is not as strict as other condo ...since only got one car access at main entrance. It not like other condo which some have 2 tier or 3 tier card access, from car park to lobby and from lift to home. What do you think ? Agent said, wait for everything completed, can ask management office to implement this ....

Yeah, but i think is too early to discuss it,right? hopefully it can be implemented in future to restrict the access of plp.
