after conversion, RM480 is close to the price.

So the summary would be:

1. Owner want to rent out a room @ RM480/ month
2. TS wish to rent, but must view the room 1st
3. Owner demand for 1 month deposit to secure the room due to his room is hotter than Megan Fox (A.K.A viewing fee) even TS haven't see the room, or in case TS ffk....

So what the heck is paying before view, what if after view & TS don't like then RM480 is burned???

Then owner should advertise clearly, he should say "ROOM FOR VIEWING" instead of room for rent.

Damage: RM480 per view/ month

* Upon viewing, viewer is bound to pay RM480 regardless viewer want to stay there or not, if yes, subject to RM480 per month.
