Will be too late upon vp... those sellers at temasya is lcly type...his experience from approaching phase 1 seller is that it is difficult to cut deal...some of them are not even sure whether they want to sell seems like agent wants to sell more than owners

Moreover the size of the house is very ideal... 28x70 is actually bigger than 24x80...nowadays even 24x80 are hard to come by

phase 1b was 720K, 2400 sq ft, price per sqft is RM300psf
phase 2, if launch at 830K, 2900sq ft, or 24 x 80 ft. The price per sqft will be RM287psf.

Sound like phase 2 is a great bargain...right?

The projects mentioned by Jet are going to be launched in April or within +/- 1-2 months. They are all linked houses thus comparable. On the other hand, DPC and Setia Alam do not hv landed launching this year wor.

Location is relative. LG TG appeals to many people for it's KV gravitated location.

SA is at the very fringe of KV, but also will appeal to Klang lang, and any outsiders who are impressed by its concept.
JH will similarly appeal to Kajang & Cheras ppl. And any big shot who likes the Chinese theme.

Cheras lang usually die die also want to stay in Cheras. Some dont evern can accept Sungai Long as part of Cheras and reluctant to move to project like Twin Palm there.

JH is not in the traditional Kajang compound. If it able to attract Kajang lang, the sales will not be so slow..........

SA is different. It is a township development, it able to attract ppl not only those from Klang, also Damansara/ Shah Alam, Subang. I know a few taikors move to SA from Old Klang Road.
