actually temasya is very convenient, just a stone throw away from empire, aeon big, subang parade, citta mall and oasis ara square. drive further a bit its subang jaya town center, sunway pyramid and paradigm. go via nkve its a short drive into pj. quite accessible. going into kl is fast via npe. ofcos if its raining and peak jam then different story but in that case its the same for dpc, pj, damansara, puchong, usj etc.

Not really, going into Federal highway is pita, drive one big round to get out.

BTW some of the new houses beside citra looks like already finish building. Super wide Road, but looks like is not gated?

Yes this is my point.. i think temasya is close enough to subang jaya, 2 lrt, golf course, many highways which makes it more attractive than SJ la.. at least for me.. I think the glenmarie area still lacks premium retail FnB..

true going into FW is a big round but coming in from FW is fast so pros and cons. if i'm not mistaken non of the phases for link houses are G&G, the developer just provide fencing etc and then pass back to the RA after a couple of yr.

ya true there is lack of f&b at glenmarie but for me, it's ok as it is just a short drive out. i don't want a taipan or huge commercial center in the area. as it is now, the roads are getting fairly congested.

There's enough development in the area, especially with the upcoming commercial areas, which in my opinion would cause sufficient congestion. F&B will organically sort itself out once businesses establish, I don't view it as a big driver for value. I view bigger value drivers as the location, good traffic and low density residency. I&P should work more on developing road accessibility, the location is good but accessibility can be improved. But I don't see them committing to any plans.

I'm still curious how the new developments (Sinar) will be F&G? I don't see much space to implement the F&G at the Sinar locations.

Yeah, good for ease of access, but bad really the noise levels and traffic. I wonder if they'll build sound barriers. Attached is the better picture showing the tracks.

No way. A 4 storey sound barrier? Tracks will b elevated. Traffic during and after construction will b a bitch for sure.

Yeah indeed. Our regulations a bit too relaxed. I found a report on the sound levels, check it out here. According to this the houses directly facing will have 73dBA, only slightly higher than the existing road noise levels apparently.

There're different type of sound barriers, doesn't necessarily need to be a 4 story concrete structure. e.g. Enclose the LRT, or sound absorption if they wanted to, but I don't think they'll do it if it's just a few dB above baseline. The report has a number of cool pictures.

Will this LRT increase the land value of the location? Seems like good news but the construction is going to be quite a pain until 2020.

That piece of use car land now confirm freeze by land office and acquire to build landing areas and station

This lrt station n alignment quite confirmed d.. they cant go over the federal highway since KJ lrt thr already brows.gif brows.gif I bliv LRT track will be 30m away only..

When done, many many cars traffic for lrt passengers, noise pollution, dust, mental stress really cannot imagine
